Job Summary

Key Responsibilities
- Client Engagement: Identify and engage with potential clients interested in pre-construction properties, building strong relationships to understand their preferences and needs.
- Pre-Construction Sales: Guide clients through the entire pre-construction purchasing process, including property selection, contract signing, and customization options.
- Market Knowledge: Stay up-to-date on current and upcoming pre-construction developments in Calgary, including pricing strategies, inventory levels, and construction timelines.
- Sales Presentations: Conduct tours of show homes, model suites, and sales centers, providing clients with detailed information about the project, floor plans, finishes, and pricing.
- Negotiation: Negotiate and finalize sales contracts, ensuring terms align with both client and developer expectations.
- Documentation: Manage all required documentation related to the pre-construction sales process, including contracts, amendments, and client communications.
- Follow-Up: Maintain regular communication with clients post-sale, ensuring a smooth transition from purchase to possession.
- Team Collaboration: Work closely with developers, project managers, and other sales specialists to ensure seamless coordination throughout the sales and construction phases.

Qualifications and Requirements
- Licensed REALTOR® in Alberta: Must hold a valid real estate license in the province of Alberta.
- Calgary Resident: Must reside in Calgary and have a deep understanding of the local real estate market.
- Pre-Construction Experience: 1-2 years of experience in pre-construction or new home sales is preferred.
- Sales Expertise: Proven track record in sales, preferably in real estate or pre-construction, with a strong ability to close deals.
- Exceptional Communication: Strong verbal and written communication skills with the ability to build rapport with clients and effectively present information.
- Negotiation Skills: Ability to negotiate contracts and terms with clients and developers.
- Client-Centric: Passionate about delivering exceptional customer service and meeting client needs.
- Tech-Savvy: Proficient in using real estate CRM tools, MLS systems, and digital marketing platforms.
- Detail-Oriented: Strong attention to detail, especially when managing contracts and documentation.
- Ability to Work Independently: Self-motivated and able to manage time and tasks effectively without constant supervision.
- Must be comfortable on the phone and making calls.

Preferred Qualifications
- Pre-Construction Sales Experience: Direct experience in selling new developments or off-plan properties is highly desirable.
- Knowledge of Calgary Real Estate Market: Comprehensive knowledge of Calgary’s real estate landscape, including future developments, zoning regulations, and market trends.
- Investment knowledge: experience working with real estate investors
