About the role
Join the Housing Programs team, where we make delivering housing affordability solutions easy. The Specialist, Assisted Housing supports projects approved under the CMHC’s various lending and housing programs through the contract negotiation process to the advancing and disbursement of funds. Your role will help ensure housing projects funded by CMHC are successfully constructed or renovated, while also ensuring that risks to CMHC are appropriately managed.
**This is a temporary position of a duration of a minimum of 12 months.**
**What you’ll do**:
- Prepare and support our clients in the execution of loan agreements and supporting documents in consultation with legal partners.
- Recommend funding advances and monitor the ongoing construction of housing projects.
- Perform in-depth analysis of legal documentation and professional third-party reports, such as appraisals, quantity surveyor reports and environmental site assessments, to assess risks to CMHC and recommend appropriate solutions.
- Analyze and maintain complex information critical to the development of reports related to program outputs and outcomes, identify gaps and take steps to ensure they are rectified.
- Work closely with various professionals (from other CMHC business lines) and external experts to validate and verify facts and data that can have an impact on recommendations and financial decisions.
- Establish and maintain meaningful relationships with clients, in addition to other relevant stakeholders, to gain a thorough understanding of the operations and environment and facilitate reviews and analysis of documents and leverage financial and policy authorities to recommend exceptions, when applicable, while designing new solutions.
- Ensure financial and budget authority limits are respected.
**What you should have**:
- Undergraduate degree in business administration, commerce, or real estate law, with a concentration in accounting, finance or property management or an equivalent combination of education and required experience.
- Minimum of five years of relevant experience in real estate law, construction financing or commercial banking.
- Superior analytical and problem-solving skills with demonstrated ability to capture and synthesize information and propose viable solutions.
- Strong communication skills (written and oral), including the ability to speak and write clearly and succinctly in a variety of settings and styles to communicate messages that have the desired effect.
- Demonstrated client management skills with the ability to negotiate with clients and arrive at acceptable solutions, sometimes in controversial conditions and tight time constraints.
- Ability to establish and maintain effective working relationships.
- Demonstrated analytical experience dealing with complex legal matters, including loan agreements, operating agreements, construction lien acts, leasehold agreements, personal property security, land title registration, loan guarantees, and the interpretation of complex land title searches in various provinces and territories.
- Good organizational skills, including project management and the ability to undertake and complete multiple concurrent tasks and strong decision-making skills.
