Director, Real Estate & Property Management Location: On-site; Edmonton International Airport Reports To: Vice President, Air Service & Business Development Position Type: Full-time, Permanent Is This Role for You? The Director, Real Estate & Property Management is responsible for driving Edmonton Airports’ real estate and land development strategy across the 7,000-acre YEG and ZVL campuses. They are focused on the development and growth, leading the creation of net‑new development opportunities spanning commercial, industrial, aviation, cargo & logistics, innovation, and specialty campus uses. Overseeing the full suite of property management including retention of land and tenant partnerships and operational efficiency, ensuring optimal performance, lease compliance, customer experience, and asset stewardship across the airport ecosystem. This role plays a critical part in advancing YEG’s strategic drivers—Prioritize Aviation, Optimize Our Operation, and Monetize Our Assets—through disciplined development execution, strong tenant relationships, and proactive real estate portfolio management. The position has strong cross‑functional linkages, providing expert guidance and oversight related to land use and development, tenant relations and commercial investment related to real estate. Their work underpins the organization’s long‑term strategic objectives and safeguards all stakeholders. Through cross‑functional leadership, innovation, and accountability, the Director ensures that every operational decision ultimately serves one goal: Growing the Business. Day in The Life Lead the development and execution of YEG’s real‑estate strategy with a focus on creating new opportunities, identifying, evaluating, and structuring development opportunities that maximize value, utilization, and align with long‑range land‑use plans. Provide strategic oversight for multiple high‑value contracts, ensuring compliance with organizational standards and delivery of expected performance outcomes, including setting KPIs, monitoring overall performance, and ensuring regulatory compliance. Provide expert advice to internal stakeholders on land use, zoning, development opportunities, and commercial real‑estate investments. Work collaboratively with airport stakeholders, service partners, regulatory bodies, and internal teams to align land development operations with organizational priorities, strategic initiatives, and major events. Lead all property management functions including tenant onboarding/off‑boarding, maintenance coordination, inspections, compliance monitoring, and service‑delivery standards. Supervise lease negotiations and documentation across the portfolio, identifying benefits and risks, and evaluating tenant covenants for approval. Maximize existing tenant retention through oversight of tenant relations, including issue oversight regarding tenant construction, arrears, sub‑lets, etc. Ensure high‑quality operational stewardship of buildings, developed lands, and common areas, maintaining alignment with safety, regulatory, and environmental standards. Oversee contractor management, service providers, and operational agreements across the real‑estate and property‑management ecosystem. Manage budget and financial expenses within the assigned portfolio and development projects to ensure responsible and effective resource allocation. Enhance customer experience by creating and refining key touchpoints to strengthen the overall passenger service experience. Build and lead a high‑performing team; mentor and inspire leaders and frontline teams, providing clear strategic direction and fostering a culture of continuous improvement and recognition. Establish and champion operational best practices, staying informed of global airport trends, technologies, and best‑in‑class operational models, and integrating relevant practices to elevate performance and service consistency. Develop and nurture a sustainable, high‑performance, high‑discipline, safe, accountable, focused, innovative, and achievement‑oriented organization that is easy to do business with. You Have Education & Experience A post‑secondary degree in Real Estate, Business Administration, Planning, Finance, or a related field is required. Minimum 8‑10 years of progressive experience within real‑estate or property‑management leadership roles, including at least 5 years in a senior or managerial capacity. Demonstrated success leading large development projects and negotiating complex commercial agreements. Experience overseeing budget management and resource allocation. Strong knowledge of airport regulations and operating requirements would be an asset. Skills and Competencies Strong commercial acumen with experience in leasing, negotiations, and investment analysis. Proven ability to collaborate cross‑functionally, with a history of working closely with internal partners to align and deliver on passenger experience objectives. Communicates clearly and professionally in both written and verbal formats; able to engage effectively with guests, colleagues, and senior leaders. Comfortable leading change in a live operational environment, bringing teams and partners along through clarity, trust, and accountability. A strong partnership mindset, with the ability to build effective relationships across teams and stakeholders. Eligible to obtain and maintain a Restricted Area Identification Card (RAIC). Strong leadership skills with the ability to mentor teams and guide cross‑functional collaboration, providing clear strategic direction and inspiring confidence.
