Parajuriste / Administrateur juridique

Travaillant aux côtés de notre groupe location et opérations, le parajuriste/administrateur juridique possède une expérience en rédaction en tant qu'avocat ou parajuriste en ce qui concerne l'immobilier commercial. Ils sont des communicateurs bilingues, capables d'établir des priorités et d'effectuer plusieurs tâches à la fois, et sont expérimentés dans le traitement des informations confidentielles de manière discrète et professionnelle. Ils constituent un excellent communicateur bilingue et sont capables de travailler avec précision dans l'environnement en évolution rapide de l'immobilier commercial.

Les principales responsabilités comprennent :

  • Création et maintenance des dossiers de location électroniques et physiques
  • Rédaction de LOI, d'offres, de baux, de résumés de bail et de calculs de commissions pour approbation
  • Rédaction de la correspondance avec les locataires pour les questions de recouvrement des loyers, de mise en demeure et autres défauts des locataires.
  • Représente l'entreprise dans les dossiers à la régie du logement
  • Collaborer avec les cabinets d'avocats pour la rédaction et les dossiers contentieux.
  • Maintenir le « Contrôle de version » avec toute la documentation en garantissant que les modifications sont reflétées dans les brouillons.
  • Communiquer avec les locataires au besoin pour les transferts de bail, les cessions et les sous-locations
  • Traitement efficace des baux temporaires
  • Tenir à jour la liste de contrôle des documents, la liste de renouvellement des locataires et la liste des locataires
  • Préparer des ententes tel que contrats d'aménagement paysager ou de déneigement;
  • Compiler des données, des statistiques et d'autres informations et peut mener des recherches ;
  • Au besoin, rencontrer les locataires actuels et nouveaux pour discuter des baux, des renouvellements, des modifications, des sous-locations, etc.;
  • Ouvert et disposé à effectuer des tâches auxiliaires sur demande ;

Qualifications

Le candidat idéal possède une expérience avérée en immobilier commercial en tant que parajuriste ou avocat. Ils possèdent d’excellentes compétences en organisation, en communication et en rédaction, prêtent attention aux détails et gèrent les dossiers du début à la fin. Ils sont multitâches, respectent les délais, collaborent sur des dossiers, peuvent travailler de manière autonome et possèdent une expérience avérée de travail direct avec les clients.

Éducation et expérience

- Diplôme en droit ou diplôme de parajuriste avec une expérience de travail pertinente dans le domaine de l'immobilier ou de l'aménagement du territoire.

- Sensibilisation à l'évolution des lois/lignes directrices et du droit immobilier en ce qui concerne les baux et les relations avec les locataires.

- Connaissance de base de diverses fonctions en gestion immobilière :
fiscalité, gestion d'immeubles, exigences provinciales.

- Maîtrise informatique de MS Word, Excel et Outlook ;
la maîtrise de Yardi est un atout ;

- Familiarité avec la terminologie, la législation et le droit immobilier en ce qui concerne les locataires et les baux ;

Paralegal / Legal Administrator

Working alongside our Leasing & Operations group, the Paralegal/Legal Administrator has drafting experience as a Lawyer or Paralegal as it pertains to commercial real estate. They are a bilingual communicator, able to prioritize and multitask, and are experienced in handling confidential information in a discreet & professional manner. They are an excellent bilingual communicator with the ability to work accurately in the fast-paced environment of Commercial Real Estate.

Key responsibilities include:

Creating and maintaining electronic as well as physical lease files

Drafting of LOI’s, offers, leases, lease abstracts and commission calculations for approval

Drafting of correspondence to tenants for issues of as rent collection, mise-en-demeures, and other tenant defaults.

Represents the company in cases at the regie de logement

Collaborating with law firms for drafting and litigation files.

Maintaining ‘Version Control’ with all documentation by ensuring modifications are reflected in drafts

Communicating with tenants as needed basis for lease transfers, assignments and sublets

Efficient processing of temporary leases

Keeping up-to-date document control list, tenant renewal list and tenant roster

Prepare agreements, such as landscaping or snow removal contracts;

Compiling data, statistics and other information and may conduct research;

When required, meet with current and new tenants to discuss leases, renewals, amendments, subleases, etc.;

Open and willing to perform ancillary duties as requested;

Qualifications

The ideal candidate has proven experience in commercial estate as a paralegal or lawyer. They have excellent organizational, communication and writing skills, pay attention to detail, and manage files from start to finish. They are a multitasker who meets deadlines, are collaborators on files, can work independently, and have proven experience working directly with clients.

Education and Experience

  • Law degree or Paralegal diploma with relevant work experience in real estate, or land development.
  • Awareness of changing legislation/guidelines and real estate law as it relates to leases and tenant relationships.
  • Basic knowledge of various functions within property management:
    taxation, building management, provincial requirements;
  • Computer proficiency in MS Word, Excel and Outlook;
    proficiency with Yardi is an asset;
  • Familiarity with terminology, legislation, and real estate law as it pertains to tenants and leases;
