As Development Manager you are responsible and accountable for working collaboratively with project team members to lead the delivery of Development Services and Preconstruction Services for current and prospective clients

This goes beyond design and permitting management.

The Development team oversees and is responsible for all aspects of securing new projects and implementing a development and preconstruction program.

We work with our overall construction team, to deliver industry leading development services and construction excellence to our clients.

RESPONSIBILITIES:

  • As a leader on the Development team, you build long lasting and strong relationships with our clients by getting to know them, their business and industry, and their project goals and objectives
  • You are client facing and involved in leading all aspects of the development and project cycle. You are responsible for working closely with our clients to realize their development and construction objectives, guided and supported at all times by the Director of Development and the team
  • Lead the delivery of Development and Preconstruction Services from project inception to construction start
  • Collaborate with internal teams and departments, as well as external teams such as consultants, municipalities, and other project stakeholders to meet objectives and deadlines
  • Direct, manage, mentor, support, and help grow other team members such as Development Coordinators
  • Be part of the development community through attending industry functions and representing the company as a brand ambassador
  • Be a leader in the industry through understanding emerging industry trends, market conditions and forecasts, and building technologies for the benefit of our clients
  • Lead and write responses to new project Request for Proposals (RFPs) to obtain new work
  • Work with the Director of Development and Vice Presidents to conduct and finalize contract negotiations with clients
  • Build an effective project team through issuing RFPs to various consultants and designbuild trade contractors. Evaluating proposals and make award recommendations
  • Understand site massing, net useable and boundary conditions, and site optimization, working with the Director of Development, to finalize redevelopment programs for clients
  • Responsible for obtaining various permits such as demolition, soil deposit, tree clearing, etc.
  • Responsible for obtaining approvals such as rezoning, development permits, Servicing Agreements, WSA, MFLNRO, CSR ministry instruments, and building permits, including strategy, positioning, negotiating, and evaluating options that impact projects
  • Provide due diligence services to clients for prospective site acquisitions
  • Use municipal GIS tools to obtain municipal planning and property information and restrictions
  • Review and summarize basic legal title documents
  • Work with the Director of Development to assess, finalize and execute site preparation, ground improvements, site servicing, contaminated sites, and environmental habitat development programs
  • Chair meetings with the client, municipalities, consultant teams, and other project stakeholders
  • Build strong relationships with municipal staff, consultants, and other project stakeholders
  • Coordinate consultant drawings and deliverables, including tracking and follow up
  • Schedule the project from initial design through to construction start
  • Work alongside the Director of Development, in close coordination with the Estimating Department and Operations Department, in the drafting and issuance of project proposals, budgets, cash flows and preliminary schedules
  • Act as a liaison with subcontractors for budgeting, value engineering, and constructability during design development activities
  • Perform document control functions
  • Liaise with Accounting department for issuing invoices
  • Responsible for the distribution of meeting minutes and follow up on action items
  • Inform Director of Development and other required parties about project status and issues that may impact the project and client relations
  • Basic estimating and quantity takeoffs to understand project costs and value engineering options
