THE ROLE:

The Maintenance Manager is responsible for all engineering/maintenance operations, including maintaining the building, grounds, mechanical equipment, guestrooms and utility systems are maintained in excellent condition. Accountable for managing the maintenance budget, preventative maintenance and energy conservation.

ACTIVITIES:

The duties of the Maintenance Manager include, but are not limited to the following:

· Supervises and assists maintenance staff/contractors in the maintenance and repair of plumbing, hotel rooms, A/C and heating, ice machines, swimming pool, lighting, kitchen equipment, refrigeration, laundry, emergency generators, switch rooms, etc.

· Ensures all maintenance and repairs are completed on a timely, cost effective basis and according to specifications.

· Orders necessary materials and tools for repairing equipment and keeps within budgetary guidelines.

· Maintains an ongoing preventative maintenance program for the hotel.

· Responsible for administering and documenting equipment preventative maintenance and guest room preventative maintenance.

· Responsible for the safety of the department and the building.

· Responds quickly to guest requests in a friendly manner. Follows up to ensure guest satisfaction.

· Provides a professional image at all times through appearance and dress.

· Follows company policies and procedures and is able to effectively communicate them to subordinates.

· Recruits and staffs department using company hiring standards (i.e. behavioral questioning, reference checks, evaluations and team interviews). Reviews performances and assists in career development.

· Conducts fire drills, training classes regarding safety, security, department procedures and service guidelines.

· Ensures hotel is in compliance with all federal, provincial and local laws, including Health and Safety, ESA, Human Rights etc.

· Ensures all fire and safety inspections are completed and any discrepancies are corrected.

COMPETENCIES WE ARE SEEKING:

· 3+ years progressive maintenance experience in a supervisory role

· High School diploma or equivalent is an asset

· Working knowledge of electrical and mechanical systems

· Effective communication and people management skills

· Quick thinking and able to spot and resolve problems efficiently

· Working knowledge of various computer software programs (MS Office, POS)

· Ability to manage personnel and meet financial targets

· Guest oriented and service minded with an attention to detail

· Excellent planning and organizing skills

· Ability to multi-task, meet deadlines and work under pressure

· Must be able to work independently and maintain a positive attitude within a busy environment ~ hours will fluctuate, must be able to work mornings, evenings, weekends, & holidays
