The Student Village Housing Inc. family has been in the business of providing Queen’s student housing for over 60 years in Kingston. With the owners, staff and family members being Queen’s University graduates, we understand what our tenants want and need to make their experience successful.

We are looking to bring on a skilled maintenance person that reports to the General Manager to over see our properties, work with tenants, staff, contractors etc. to provide and maintain quality units and services. Our staff put the tenants needs first to ensure that the units are safe and provide a comfortable place that functions properly.

Responsibilities will include:

- Develop and maintain strong relationships with tenants, property owners, staff, and contractors.
- Ensure compliance with lease agreements to ensure that tenants are maintaining their units properly with respect, cleanliness and damage free.
- Frequent inspections of properties, common areas along with annual inspections of units.
- Supervision of external renovation projects, property maintenance and existing recurring building contracts (fire systems, heating systems, snow removal, lawn maintenance, security etc.)
- Assist administration with any notices, tenant interaction etc.
- Assist with tenant Leasing, move out and move in process.
- Alternating on-call for after hours emergency issues.

**Skills**:

- Strong communication skills to work and interact with staff, tenants, contractors etc.
- Carpentry skills to repair/install trim, baseboard, framing, stairs, railings etc.
- Basic plumbing to include toilet and sink installation and repairs, unplug drains etc. (not expected to complete work required by licensed plumber)
- Basic electrical to include replacing light fixtures, switches etc. (not expected to complete work required by licensed electrician)
- Drywall including hanging through to finished surfaces.
- Patch, paint, etc.
- Cabinetry to include installation of cabinets, repairs to handles, hinges etc.
- Installation to doors, lock, passage sets, doorbells etc.
- Window repairs
- Flooring installation and repairs
- Other relatable
- Strong knowledge and experience in a similar role and use of equipment/tools is preferred.
- Knowledge and experience of different construction methods, material and services required (houses ranging from new up to 200 years old)
- Friendly, assertive and knowledgeable interaction with staff, tenants & contractors.
- Organized, detail oriented, self-motivated, take initiative, clever, think outside of the box.
- Abilities to problem solve, prioritize tasks, and work in fast-paced environment.
- Valid Ontario Driver’s license with clean record.
- Provide current clear CPIC (Canadian Police Information Centre)

- Ensure compliance with all legislation, including but not limited to: The Residential Tenancies Act, Labour Relations Act, Fire Code and Occupational Health and Safety Act.
- Certifications: First Aid. WHMIS and Fall Protection
- Ensure all areas are free of hazards and where not able to resolve, ensure the supervisor is informed for immediate resolution.

Staff Office is located in the Johnson and Alfred Street area. Main office is in the west end of Kingston.

The role is a full-time, permanent salaried position with an immediate start date. Hours of operation are Monday - Friday, 9:00am - 5:00pm. Overtime or off hours required for emergencies issues.

Alternating emergency service calls potentially leading to off hours work may be required from time-to-time.

**Salary**: $45,000.00-$55,000.00 per year
