Fast-Growing Property Management Company Hiring: Full-Time Coordinator
We are looking for a detail-oriented and organized Coordinator to join our dynamic teamIn this role, you'll help residents seamlessly transition into their new homes across Winnipeg.
The Job: Property Management Move-in/Move-out coordinator:
This Role works directly with our operations team to manage the entire process of a tenant's move in or move out within a rental property. They serve as the point person between tenants, property managers, and vendors, handling everything from preparing the property and conducting inspections to coordinating cleaning, repairs, and documentation to ensure a seamless and legally compliant transition for both new and departing residents.
Key Responsibilities:
Tenant Onboarding and Offboarding: Guiding tenants through the Move-in process, as well as managing the move-out procedures and final inspections.
Property Readiness: Documenting suite conditions and deficiencies, and Identifying work required for turnover from one tenant to another. Working with maintenance, cleaning crews, and vendors to ensure the property is clean, fully functional, and ready for a new tenant or after a tenant has moved out.
Inspections: Conducting move-in and move-out inspections to document the property's condition, ensuring no unauthorized pets or damage has occurred. Taking utility meter readings on site and advising tenants to set up utilities accounts. Orienting tenants on suite systems (furnace, HRV, etc.)
Documentation & Compliance: Ensuring all legal documentation is completed and managing tenant files to maintain compliance. Ensuring with Accounting and Contracts team that lease is signed, that rent and deposits have all been paid prior to walk through.
Communication: Acting as the central communication hub, keeping all involved parties informed of status, issues, and required actions. Ensuring Keys are in place for the tenants prior to move in, and that the office always has a copy
Vendor Management: Coordinating with and scheduling external vendors for services such as cleaning, repairs, and general maintenance.Checking Vendors completed work for quality and accuracy before releasing payments.
Prequalification and Requirements:
-Must be available to work the last day and first day of each month to support turnovers, move-ins, and move-outs, as these are peak operational days.
-Previous experience in property management or property operations is an asset.
-Valid Class 5 driver's license and access to a vehicle is required.
-Strong customer service skills with proven ability to manage difficult conversations effectively.
-Excellent communication, conflict resolution, and tenant relations skills.
-Demonstrated ability to problem solve, mediate, and resolve conflicts independently.-Highly organized, detail-oriented, and able to manage multiple priorities in a fast-paced environment.
-Team-oriented with strong collaboration and support skills.

Job Type: Full-time
Pay: $23.00-$25.00 per hour
