Maintenance Manager

You will oversee all aspects of equipment and facility maintenance, repair, and building operations to ensure a safe, secure, and efficient workplace. This role includes managing maintenance staff and contractors, developing preventive maintenance schedules, ensuring compliance with safety and environmental regulations, and managing the building's physical security systems. The position requires strong leadership, planning, and technical skills to maintain critical infrastructure while minimizing downtime and security risk.

Duties and Responsibilities

  • Be an expert on deep hole drills, manual and CNC lathes, milling machines and grinding machines. Eg: Mazak, Danobat, Doosan, Okuma, Tacchi etc Develop, implement, and maintain preventive maintenance programs for equipment.
  • Develop and execute detailed schedules with minimal impact to production with the aim to reduce unplanned downtime. Use diagnostic tools and predictive technologies (like vibration analysis or thermal imaging) to identify potential failures before they occur.
  • Maintain and improve the performance of production machinery, including mechanical, electrical, hydraulic, and pneumatic systems. Apply root-cause analysis (RCA) to recurring failures and recommend long-term reliability improvements.
  • Lead and supervise maintenance technicians, cleaners, and contractors to ensure efficient workflow and quality standards. Set priorities and allocate resources effectively to meet production and delivery schedules.
  • Oversee building security systems, including access control, CCTV surveillance, alarm systems, and perimeter protection. Conduct regular facility inspections and risk assessments for safety and security vulnerabilities. Responsible for compliance activities and audits with ESA, ISO9100, insurance and financial institutions.
  • Coordinate emergency response plans, including fire drills, evacuation routes. Maintain critical emergency systems such as Generators, Sprinklers, Alarms.
  • Control costs, and maintain accurate records of repairs, and inventory. Support capital improvement projects, infrastructure upgrades, and facility expansion initiatives.

Expectations

  • Implement maintenance planning tools such as CMMS (Computerized Maintenance Management Systems) to manage spares, repairs, preventative and predictive maintenance activities on equipment, building and infrastructure.
  • Ensure machine uptime is maximized in line with organizational goals.
  • Plan and execute all projects on time and on budget.
  • Maintain 100% compliance to the PM schedule
  • Excellent team attendance and vacation planning
  • No safety events or injuries in the department
  • Monitor machine downtime, time to repair, OEE
  • Meet budget cost for building maintenance and machine maintenance
  • Eliminate all products defects due to machine performance
  • Lead adoption of predictive tools to increase machine uptime
  • Lead efforts to guarantee CNC machine alignment on all axis
  • No machine downtime affecting deliveries

Health and Safety Responsibilities

  • Maintain an effective LOTO system with appropriate checklists for re-energizing machines.
  • Work in compliance with the provisions of the Occupational Health and Safety Act (OHSA), regulations, and internal health and safety policies and procedures.
  • Help create a healthy work environment by not condoning, participating in or reporting, as you become aware, any harassment, discrimination, gossiping or unfair treatment of anyone.
  • Report any defective equipment or protective device which could endanger someone.
  • Report any contravention of the OHSA regulations, or NWI Precision Tube ULC policies and procedures by another employee.
  • DO NOT use or operate any equipment, machine, device or thing or otherwise work in a manner that may endanger anyone.
  • DO NOT engage in any prank, contest, feat of strength, unnecessary running or rough and boisterous conduct.
  • Know, understand and implement safe work practices and procedures.
  • Know, understand and employ established rules and procedures for handling materials, equipment and processes (e.g. use proper lifting techniques, etc.).
  • Use equipment and materials only in the manner intended.
  • Attend required safety training programs and apply knowledge gained from these training sessions.

Proven Ability / Key Skills

  • Diploma or degree in Facilities Management, Mechanical/Electrical Engineering, or related field.
  • Minimum 5 years of facility or building maintenance management proven ability; industrial or manufacturing preferred.
  • Proven ability managing physical security systems and building access controls.
  • Strong understanding of health, safety, and environmental (HSE) standards.
  • Proficient in CMMS (Computerized Maintenance Management Systems) and MS Office.
  • Leadership, communication, and organizational skills.
  • Ability to work flexible hours and respond to emergencies as required.
  • Proven ability in maintaining a complex manufacturing system from basic to exceptional with multiple work centres, multiple products and multiple product flows.
  • Minimum of 10 years related skills maintaining a complex manufacturing system.
  • Demonstrated ability with software programs related to scheduling and linking programs.
  • Background working in aerospace industry is preferred.
  • Knowledge of AS9100, ISO9001.
