Job Summary

We are looking for a skilled and dependable Live-In Residential Superintendent to handle the daily maintenance, operation, and care of a residential building. The successful candidate will reside on-site and be responsible for ensuring the property remains safe, clean, and in good working condition while providing timely support to residents.

Primary Responsibilities:

  • Inspect, operate, and maintain all mechanical room systems, including:
  • Boilers
  • Fresh air units
  • HVAC systems
  • Fan coil units and/or heat pumps
  • Pumps
  • Cooling towers
  • Chillers
  • Sprinkler systems
  • Conduct and record routine building tests such as:
  • Drip drum testing
  • Generator testing
  • Perform regular swimming pool testing, monitor water quality, make basic chemical adjustments, and maintain required logs
  • Maintain and supervise the compactor room to ensure proper operation, safety, and cleanliness
  • Carry out basic electrical work, including replacing light fixtures, bulbs, ballasts, and lamps
  • Complete general repair and maintenance tasks, including:
  • Paint touch-ups
  • Wallpaper repairs
  • Ceiling tile replacement
  • Door handle and door arm repairs or adjustments
  • Respond promptly to resident maintenance requests and building emergencies
  • Liaise with and oversee contractors and service providers when necessary
  • Keep detailed maintenance records, inspection reports, and service logs
  • Ensure all work complies with safety regulations and residential building standards

Required Qualifications & Skills:

  • Previous experience in a live-in superintendent or similar residential maintenance role
  • Strong understanding of residential building systems and mechanical operations
  • Basic electrical and general repair skills
  • Knowledge of swimming pool testing and basic pool maintenance procedures
  • Ability to work independently and handle emergency situations
  • Good communication, organizational, and time-management skills
  • Physically capable of performing required maintenance duties

  • Availability for after-hours and emergency response is required

Job Types: Full-time, Permanent

Pay: From $23.00 per hour

Expected hours: 40 per week
