This position is responsible for property-level financial oversight, ensuring the accuracy, completeness, and consistency of financial results across a portfolio of properties. This role provides detailed review and analysis of expenses, accruals, and revenues, supports the monthly and annual reporting cycles, and partners closely with Regional Operations, Asset Management, Procurement, and Financial Reporting teams. The successful candidate brings a strong analytical mindset, attention to detail, and a proactive approach to maintaining financial data integrity at the property level.

WHAT WILL YOU DO?

  • Oversee financial performance for a property portfolio, ensuring accuracy and alignment with policies.
  • Lead monthly variance analysis, financial reviews, and the annual property budgeting process.
  • Ensure data integrity for property ledgers and Gross Potential Rent.
  • Analyze utility costs, non-controllable expenses, and manage accruals and forecasts.
  • Oversee Purchase Orders accruals and job costing for capital expenditures.
  • Track contracts for timely invoicing, accurate coding, and property-level allocations.
  • Manage ancillary revenue streams (parking, laundry, tenant insurance), ensuring proper tracking, invoicing, and recognition.
  • Review rent ledgers and revenue accounts for accuracy.
  • Support bank reconciliations and tenant ledger reviews, resolving outstanding issues and cleaning up old balances.
  • Resolve discrepancies and enhance financial accuracy at the property level.
  • Participate in process improvement and standardization initiatives to strengthen property-level financial oversight and reporting efficiency.

WHAT WILL YOU NEED?

  • Bachelor's degree in Accounting, Finance, or a related field.
  • CPA designation or actively pursuing one is preferred.
  • 5+ years of experience in accounting, financial analysis, or property management (real estate experience is a plus).
  • Strong knowledge of property-level accounting (accruals, job costing, revenue recognition).
  • Advanced Excel skills with experience analyzing large datasets.
  • Excellent analytical, organizational, and problem-solving abilities.
  • Strong communication skills and ability to collaborate cross-functionally.
  • Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
  • Experience with Yardi or similar accounting systems is a plus.
