**Residential Project Manager and Estimator**, Located in Yellowknife, NT

Northern Industrial Construction is currently seeking an experienced Project Manager/Estimator to lead our residential construction/renovation/retrofit division. This position is based in our Yellowknife office. You will be taking a leadership role in estimating and managing residential construction projects across the Northwest Territories, Yukon, and Nunavut.

**Full-cycle estimating and bid preparations**:

- Detailed and accurate quantity surveys & materials costing
- Solicitation and evaluation of sub-trade and supplier quotations
- Assignment of associated labour and equipment costs
- Assessing and communicating strategic advantages or strategies to management
- Presentation of a final bid review to management
- Timely close-out and bid delivery
- Attending site visits as and when required

**Full-cycle project management of select active projects**
- Procurement and cost control management
- Document control management, i.e., shop drawing submittals, transmittals, RFI's, etc.
- Preparing baseline construction schedules and providing regular updates
- Vendor contracts management
- O&M Manuals
- Project close-out documentation
- Attending site visits as and when required
- Implementation of estimating and or cost control software
- Business development, market research and opportunity sourcing
- Develop repeat business relationships with our clients
- Prepare job status reports and other reports as required for reporting to senior management.
- Responsible for the preparation, tracking, control and distribution of all Contract documents and drawings.
- Ensure the timely pricing and processing of CRX changes / Change Orders, including distribution of information to the Project Team.
- Provide support to the Trade Superintendents in the procurement and tracking requirements of tools and equipment in accordance with project requirements

**Requirements**:

- Background in residential construction
- Working understanding of construction tasks and sequencing
- Must be proficient in Microsoft software such as Excel, Word and Outlook
- Ability to interpret construction contracts, drawings, and specification interpretation
- Excellent communication skills, written and verbal
- Work effectively in a team environment and under high pressure
- High level of initiative and a keen interest in problem-solving
- Able to work with mínimal supervision

**Salary**: $48,080.00-$98,265.00 per year
