**Responsibilities (include but are not limited to)**:
- **Assistant Condominium Manager**_
- Assist Condominium Manager with resident, contractor and Board communication;
- Prepare notices and newsletters;
- Conduct weekly site inspections;
- Identify repair requirements;
- Issue work orders, ensure completion of work;
- Enforcement of Corporation rules, by-laws, policies;
- Attend monthly Board meetings;
- Minute-taking;
- Actively work toward attaining a General License with the CMRAO.
- **Condominium Manager**_
- Provide Management services to condominium properties in accordance with governing documents and applicable legislation;
- Oversee day-to-day operations of properties;
- Preparation of monthly Management Reports & attend monthly Board meetings;
- Effectively manage and respond to resident requests;
- Prepare and distribute notices as required by the Condominium Act;
- Issue and manage work orders, ensuring completion of work prior to issuing payment;
- Assist with collection of arrears;
- Assist with preparation of annual budgets;
- Manage site staff;
- Ensure proper ongoing maintenance of properties;
- Represent Condominium Boards in large-scale construction projects;
- Plan & coordinate Annual General Meetings;
- Effectively manage client budgets;
- Professionally manage disputes & issues in accordance with applicable requirements;
- Supervise, train and actively participate in the professional development of Assistant Condominium Managers.
**Minimum Qualifications**:
- Well-versed in the Microsoft Office Suite & generally computer literate
- Works well under pressure
- Ability to multi-task
- Highly organized
- Prioritizes personal development; welcomes constructive feedback
- Positive, professional mindset
**Other Requirements**:
- Must have a driver's license and have access to a vehicle.
- For the Condominium Manager position: Must hold a General License with the CMRAO.
**Assets**:
- Bilingual/speaks another language
