Compete Condo Management Ltd. (CCM) We are a Property Management Company focused on providing a complete condo management experience for your Condominium Corporation. We are a group of Property Managers, Real Estate Investors, Condo Owners, and Project Managers that have brought our expertise and experiences of the market place together to bring about change to the industry. We have seen the great need in the market place to provide condominium management services to the many Condominium Corporations throughout the Ottawa area.
**Job Description**:
- Manage the day-to-day operations of the Corporation
- Manage, direct and motivate onsite staff
- Overseeing financial operations
- Manage relationships with directors, owners, contractors, onsite staff
- Preparation of Annual Operating Budgets
- Preparing and attending monthly board meeting, annual general meetings, and shared facility meetings
- Ensure maximum level of customer service to clients is provided, responding to and addressing resident complaints and concerns
- Ensure effective expense control and operating costs
- Understand and meet federal, provincial / territorial, and local laws, bylaws, codes and property standards, Condominium Act.
- Conducts physical inspections of property on a regular basis, providing direction for maintenance, grounds and custodial staff in meeting established property standards
- Support and assist in office administration
- Provide and meet report deadlines as set out by the Senior Management Team
- Implement and maintain policies and procedures for daily operations
- Negotiating contracts and overseeing contractors
- Ensuring compliance with the Declaration, By-laws, and Rules/Regs of the Corporation
Position Requirements:
- Licensed Condominium Manager Required
- Minimum of 3 to 5 years’ experience in condominium property management
- Yardi experience an asset
- Able to work independently, is a self-starter and takes pride in a job well done
- High level of customer service and client relations
- At least three years' experience in a supervisory role is required.
- Proven ability to work productively and calmly while under pressure, with good time management skills
- Strong financial management and computer skills are required
- Ability to speak and write English fluently
- Able to work on evenings as required for meetings and on call when necessary
