Role Overview

The Assistant Property Manager supports both Property Managers and Leasing Agents. This role is ideal for someone with strong organizational skills, a customer-first mindset, and a passion for real estate and marketing. Key Responsibilities

Leasing & Tenant Relations
- Under the direction of the Property Managers, respond to tenant inquiries
- Support preparation of tenancy agreements
- Provide follow-up support post move-in
- Monitor rental market trends and assist with market research

Marketing & Advertising
- Post property listings on internet listing sites
- Photograph and edit pictures for listings
- Promote listings to the corporate and relocation network
- Ensure property data and photos are accurate and up-to-date
- Track listing performance and suggest improvements
- Prepare social media and blog content

Property Showings
- Coordinate and conduct showings under the direction of the Property Managers
- Provide coverage for selected evening and Saturday showings

On-Call Duties
- Participate in the after hours on-call rotation
- Handle emergency calls, after-hours showings, and urgent tenant issues during on-call shifts
- Maintain and update the on-call notes and coordinate with Property Managers

Administrative Support
- Assist Property Managers with property intake, documentation, and database updates
- Update property management database
- Distribute building notifications to tenants and coordinate with building managers for scheduled maintenance
- Help maintain accurate financial records

Maintenance & Repairs
- Assist Property Managers with coordinating maintenance and repairs
- Communicate with contractors and trades to schedule and oversee work
- Ensure timely completion of work orders and assist with invoicing
- Maintain records of service requests, work orders, and contractor performance
- Develop relationships with vendors and contractors

Qualifications & Skills
- Valid Property Management license with the Real Estate Council of Alberta (or working toward licensing)
- Experience in leasing, property management, or real estate marketing strongly preferred
- Strong oral and written communication and customer service skills
- Proficiency with property management software and online listing platforms and an ability to learn new systems quickly
- Knowledge of the Residential Tenancy Act and industry best practices
- Ability to work within a team environment but also independently; while managing multiple responsibilities

Pay: $35,000.00-$45,000.00 per year
