We are looking for a highly motivated experienced Superintendent for a 7 floor 96 unit condominium.
To be considered for this position, you must have prior experience as a residential Superintendent, a strong work ethic and a proactive mindset. You must also have excellent customer service skills and ensure communications are positive and professional with residents, the Board of Directors, Property
Manager, weekend relief cleaners, and tradesmen and contractors who service the building.
The position is for a Superintendent living off-site.

**Qualifications**:

- Previous Superintendent experience
- Minimum high school
- No criminal record
- Computer literate with good communication skills
- Previous WHMIS and other safety training helpful
- No restrictions lifting heavy objects.

**Duties include**:

- Cleaning & maintenance of all interior and exterior common areas. At times, additional cleaning support may be called in under the supervision of the Superintendent.
- Responsible for reporting deficiencies, maintenance, and condo violations to Property Manager.
- Taking care of supply inventory, petty cash, and reporting it to the Property Manager as required.
- Attend and take appropriate action in emergency situations and provide emergency on-call support for the residents.
- Assist residents and contractors in a reasonable manner.
- Monitor mechanical rooms and recommend servicing or repairs when necessary, to ensure ongoing preventative maintenance.
- Learn to monitor the web based building automation system, and manage the Fob building entry system and security camera event extraction.
- Responsible for handling the garbage and recycling bins on a weekly basis.
- Manage scheduling of all amenity bookings, contractor visits, and reservations for move ins/outs.
- Office administration work includes phones, preparing notices, organizing and maintaining records and reports.
- Strong ability to work in a team environment, with excellent customer service and interpersonal skills.
- Must be able to politely, and without conflict, work with the Property Manager to enforce rules and regulations of the Condominium.
- Complete any additional specific tasks that might be assigned from time to time by the Property
Manager or Board of Directors.
