The **Property Manager** of Cavanagh Realty has a unique opportunity to support Cavanagh’s vision: building vibrant communities. The Property Manager is responsible for managing and maintaining Cavanagh’s real estate assets, which currently includes over 120 commercial/residential rental properties, over 40 pits and quarries, a significant inventory of development lands, and other internal facilities (such as offices, plants, garages, etc.). The Property Manager is responsible for the operational, administrative, and financial management of the Cavanagh Group real estate portfolio. This is a role for an organized operator who will take pride in exceeding customer expectations and property standards.

**Duties and Responsibilities**:

- Ensure maximum level of customer service is provided to tenants, responding to and addressing tenant complaints and concerns in a timely manner
- Follow-up with the tenants/team/contractors to ensure satisfactory resolution to all issues
- Troubleshoot, perform, and coordinate repairs and maintenance
- Establish and continuously improve processes to efficiently manage real estate portfolio
- Establish a long-term property management strategy with team
- Oversee daily, weekly, monthly, and annual cycle of property management for the real estate portfolio
- Visit all properties on a regular basis to ensure a high level of tenant satisfaction and confirm that esthetic, safety standards, and building quality are maintained
- Conduct periodic inspections of the properties and tenant spaces to ensure compliance with leases and proper upkeep
- Assist with any necessary tenant evictions
- Collection of tenant rents and operating costs as required
- Be responsible and accountable for all accounts receivable in the real estate portfolio
- Help prepare annual operating budgets and capital budgets for each property
- Assist with preparation of monthly and quarterly reports and forecasts as needed
- Maintain occupancy and rental income levels which comply with budgeted expectations
- Optimize properties value and return on investment
- Ensure that property and lease files are properly maintained and kept up to date
- Conduct leasing and marketing efforts to minimize vacancy
- Prepare available rental properties to show prospective tenants
- Complete showings of available rental properties with prospective tenants
- Maintain working knowledge of market rents
- Prepare and collect lease agreements and other important documents and payments
- Coordinate tenant move-ins and fit up
- Ensure rental property turnover is completed on schedule between tenants
- Provide direction for team and contractors in meeting established property standards
- Ensure all team and contractors comply with Cavanagh’s health and safety program, and immediately address any infractions, hazardous conditions, or damaged equipment
- Ensure compliance with all applicable government regulations, including the Landlord and Tenant Board
- Handling of emergency situations
- Carry out all regular and preventative maintenance for all properties within the real estate portfolio
- Work with team to establish annual strategy for the property’s upgrades and tenant retention initiatives
- Work alongside other departments during planning, design, approval, and construction phases for new real estate assets

**Requirements**:

- Experience of 5 years in a property management role in commercial and residential industry
- Facility operations and maintenance management experience
- Budget management experience
- Knowledge of building systems and mechanical equipment for life safety, HVAC, security, etc.
- Ability to train and supervise maintenance staff, and develop good working relationships with trades and contractors
- Excellent communications skills and customer service
