**Who we are**:
Taza Development Corp. (TDC) is a joint venture between the Tsuut’ina Nation and Canderel, a leading Canadian real estate company. The Nation is home to 2400 community members and adjacent to the southwest quadrant of the City of Calgary, Alberta. Governed by a Board of Directors, the TDC team will oversee the development of three distinct yet interconnected villages - Buffalo Run, Taza Park, and The Crossing. Over the next 25+ years, this 1200-acre community development project will bring significant social and economic prosperity to the region and elevate Tsuut’ina Nation as a key player in the real estate landscape.

**Summary**:

The Analyst will be responsible for conducting financial modeling, evaluating investment opportunities, and conducting market research to support the Investment and Development team. This position will collaborate with cross-functional teams to support the development of Taza while providing robust investment analysis. The role requires a self-starter who is eager to master the financials and learn the full process of community development. **Responsibilities**:

- Prepare financial models and scenario analysis in Excel to project cash flows, investment returns, and the viability of acquisitions, development and re-development projects;
- Assist in the development and management of financial models for investment management, performance tracking, scenario analysis and financing
- Building and verifying waterfalls to determine the timing and amount of profit distribution available to partners;
- Participate in the research, analysis and execution of strategic initiatives
- Review, summarize and incorporate third party analysis (i.e. engineering, cost consultants, geotechnical reports etc.);
- Collaborate effectively with cross-functional teams including development, finance, legal and construction to ensure alignment of project objectives and timelines.
- Perform in‐depth industry, market and competitor research to support the investment review process;
- Prepare comprehensive underwriting packages;
- Develop strong business relationships with peers in the industry;
- Assist in the annual budgeting process, prepare regular updates of budgets, cashflow and proforma to meet business and reporting requirements
- Update Excel models quarterly as part of investment management submissions;
- Support development team and respond to inquiries and information needs in a timely and professional manner
- Perform analysis and valuations of investment property portfolio and coordinate the external appraisal/ valuation process
- Ad‐hoc reporting as required.

**Qualifications & Competencies**:

- Undergraduate degree in Finance, Real Estate, Economics or similar relevant fields;
- 2+ years of real estate investments and development experience;
- Excellent written communication skills;
- A good understanding of real estate fundamentals (office, residential, industrial, retail and mixed-use real estate);
- Proven exceptional analytical skills;
- Accuracy and attention to detail is critical;
- Advanced Microsoft Office skills (in particular Microsoft Excel and PowerPoint); and Argus experience is considered an asset;
- Exceptional presentation skills with a desire to work in a growing midsized entrepreneurial environment;
