The Maintenance Coordinator is responsible for the day-to-day delivery of Maintenance Services within Excel Society sites in compliance with Excel Society’s policies and procedures.

**Specific Responsibilities**:

- To actively participate with Excel Society’s Health and Safety Program; including but not limited to: participating with hazard identification and assessments; worksite inspections and reporting noted safety concerns; and participating with hazard control efforts.
**- **Make timely and informed decisions that consider facts, goals, constraints, risk, Excel Society Values, and the Excel Advantage.
**- **Ensuring all appropriate documentation is completed as it pertains to responsibilities.
- Completing assigned maintenance requests for sites within Excel as assigned by the Operations Manager.
- Performing basic plumbing and fixture repairs, wall and flooring repair, painting.
- Providing limited direction to outside contractors (HVAC/Janitorial/laundry/leasing agents).
- Sweeping, garbage removal/disposal, operation of manual powered maintenance equipment.
- Assisting in grounds maintenance and snow removal.
- Performing on call duties at other sites as required.
- Preparing vacant units for occupancy.
- Addressing all facility needs including building interior, exterior and grounds.

**Working Conditions/Physical Demands**:
**1. **Travel required.

**2. **Working outside in variable weather conditions.

**3. **Working around clients with potential high behaviours.

**4. **Lifting up to a minimum of 50 pounds.

**5. **Frequent sitting, squatting, bending, walking, and lifting.

**6. **Working in fast pace environment with tight deadlines.

**7. **Regular work schedule with 40 hours per week. Some evenings and weekends maybe required depending on organizational needs.

**Requirements**:
**1. **Mechanically inclined and having a working knowledge of the following is an asset:
a. Blue print reading;
b. Construction and building materials;
c. Electricity;
d. Heating and cooling systems;
e. Carpentry;
f. Plumbing;
g. Painting; and

h. Minor mechanical equipment repair.

**2. **Understanding of preventative maintenance procedures.

**3. **Satisfactory criminal record check.

**4. **Valid Class 5 driver’s license required.

**5. **Able to use Microsoft Office.

**6. **Efficient time management, stress management, and behaviour management skills.

**7. **Have some knowledge and understanding of persons with disabilities.

**8. **Good planning, organizational problem solving, and conflict resolution skills.

**9. **Effective written, verbal, and interpersonal communication skills.

**10. **Ability to work independently and in a team environment.

**11. **Safety oriented.

**12. **Physically fit and mentally alert.

**Job Types**: Full-time, Permanent

**Salary**: $25.21-$26.47 per hour
