We are seeking a Building Maintenance Coordinator who is a self-motivated, enthusiastic team player that is interested in the maintenance and service of our current and future property portfolio.

**Key Duties & Responsibilities for our Rental Purpose Buildings**:

- Daily walkthroughs of our Rental Purpose buildings, inspect common area locks and security. Observe any changes in building operation systems.
- Perform routine and minor preventative maintenance for all building equipment including but not limited to pumps, motors, chillers, fan coils, HVAC, general plumbing systems, and minor electrical including plugs, switches, and lights.
- Manage third-party contractors, coordinate major repairs and services
- Deliver exceptional customer service to residents.
- Responsible for managing resident requests and engaging in proper follow-up to ensure service requests are completed in a timely and satisfactory manner.
- Have a safety-first attitude by completing all requested training by the deadline and focus on maintaining a clean and safe job site and the ability to identify risks and hazards.

**Key Duties & Responsibilities for Rental Units**:

- Communicating and Coordinating with tenants regarding servicing
- Service rental units during, before and after tenants' move-ins, including paint, minor repairs, assessment and repair of general plumbing and electrical
- Pre-move out inspections with the tenants moving out, to assess what needs to be repaired/maintained/fixed.
- Responding to emergency service situations
- Perform routine repairs such as exterior door adjustments, hinges, and locks.
- Monitoring move-outs

**Requirements**:

- Excellent Communication and Interpersonal skills
- Able to work independently, manage time and resources to ensure deadlines are met
- 3+ years in residential building maintenance role; with direct experience in maintenance of building systems.
- Practical knowledge of HVAC, Plumbing, Electrical, Carpentry, Painting, Drywall Repairs, and Fire Safety systems etc
- Eagerness and ability to learn new maintenance skills, we will provide training
- Computer/Tech Savvy. Ability to use computer/mobile phone/tablet to view, update and close out web-based work orders.
- Walking, standing, bending, crouching or stooping. Lifting 5 to 50 pounds, occasionally heavier lifting.
- Must possess a valid driver’s license and a reliable vehicle.
- Occasional overtime and emergency paid work
- Background check needed

**Salary**: $21.00-$29.00 per hour

Expected hours: 44 per week

Schedule:

- Monday to Friday
- On call
- Overtime
- Weekends as needed

Work Location: In person
