**Job Overview**:
We are a nimble and dynamic General Contracting company, seeking a highly motivated and skilled Construction Estimator/Buyer to join our team. In this versatile role, you will be responsible for preparing accurate cost estimates for projects while managing the procurement of materials and services. As part of our small team, you’ll have the opportunity to take on diverse responsibilities, collaborate closely with all team members, and make a direct impact on the success of our projects. **Key Responsibilities**:
**As a Construction Estimator**:

- Review and analyze project plans, specifications, and other documentation to prepare detailed cost estimates.
- Calculate quantities and costs of materials, labor, and equipment required for each project.
- Collaborate closely with the team (including architects, engineers, project managers and subcontractors) to develop accurate project scopes and timelines.
- Conduct site visits to assess project conditions, measurements, and potential challenges.
- Prepare and submit detailed cost estimates and financial reports for management and clients.
- Monitor project progress and compare estimates with actual costs to refine estimating accuracy for future projects.
- Offer value engineering solutions and alternative materials to optimize project costs without compromising quality.

**As a Purchaser**:

- Identify and evaluate suppliers and vendors for construction materials, equipment, and subcontractor services.
- Source competitive bids and negotiate pricing, terms, and delivery schedules to ensure cost-effective purchasing decisions.
- Place and track orders for materials, supplies and services, ensuring timely delivery to meet project schedules.
- Maintain organized records of all purchases, contracts, and supplier communications.
- Collaborate with the project team to anticipate material requirements and prevent shortages or delays.
- Foster strong relationships with vendors and suppliers to maintain good terms and ensure timely delivery.

**Key Qualifications**:

- Bachelor's degree in Construction Management, or a related field (preferred).
- Proficiency with Autocad, Revit, estimating software, and Microsoft Office Suite.
- Familiarity with project management software.
- 3-5 years experience in construction estimating, purchasing, or related roles.
- Knowledge of construction materials, methods, and project costing techniques.
- Knowledge of local building codes, regulations, and safety standards.
- Ability to interpret blue prints, plans and specifications.
- Strong negotiation skills and the ability to secure favorable terms with suppliers and subcontractors.
- Exceptional organizational skills and attention to detail in both estimating and procurement.
- Excellent communication skills, both written and verbal.
- Ability to work effectively in a small, fast-paced, and collaborative team environment.
- Flexible, adaptable, and solution-oriented approach to handling challenges.
- Ability to contribute to multiple projects simultaneously and switch between tasks seamlessly.

**Working Conditions**:

- Balanced role with both office-based work and site visits.

- Physical requirements may include carrying materials and standing for long periods.
