Provides support to the Property Manager in the day-to-day activities for buildings in the portfolio and assist in completing annual budgeted projects within budgeted amounts. The role pertains to administrative functions relating to property management and analysis of leases.

**Core Responsibilities**
- Issue PO’s, process payables and complete monthly accruals;
- Analysis of financial statements for preparation and posting of monthly reports;
- Assist with annual budget process for buildings within the portfolio;
- Liaise with tenants for escalated collection of accounts receivable matters and reconcile accounts;
- Administer lease related payments (i.e. tenant allowances, etc);
- Maintain and update contract schedule and various database software;
- Monitor and follow up on Angus maintenance requests to ensure overall service delivery is consistent with Pure Industrial standards;
- Maintenance and updating of tenant and contractor information through Certisync, for tenant and insurance;
- Coordinate meet and greets with tenants and operations team;
- Embrace and pro-actively support Pure’s culture of environmental sustainability, and corporate and social responsibility;
- Responsible for rent collection, and reviewing monthly recurring billings;
- Prepare and distribute correspondence to tenants including rental charges, arrears, welcome packages and year end recoveries;
- Assist with administration and tracking of tenant move-ins and move-outs, service contract documentation, construction agreements, track capital spending, site inspections, environmental reviews, health & safety audits, vacant unit utility accounts etc;
- Liaise with tenants and follow-up communication with tenant related matters;
- Read and understand leases to ensure accurate information is received and maintained;
- Read and review Lease Review Checklists (LRC’s) and accurately input new leases and renewals into Yardi;
- Maintain and update tenant information, including phone numbers, contact names and emergency contact information as changes occur;
- Other duties directed by the Property Manager.

**Required Skills and Experience**
- Minimum of 3 years’ experience in the commercial property management industry with mid-large sized portfolio’s (industrial experience is an asset);
- Bachelor’s degree in business, management or industry related education preferred;
- Able to work in a fast-paced environment and handle multiple projects while maintaining accuracy;
- Collaborative team player with strong interpersonal and communication skills;
- Proficiency in Microsoft Office and Yardi;
- Strong analytical and problem-solving skills;
- First class customer service skills;
- Ability to deliver on projects assigned in a timely manner;
- Strong ability to manage time and prioritize tasks.
