The Client care facility maintenance specialist will support the delivery of a high-quality facilities management service at various projects. They will be responsible for carrying out building inspections & audits, coordinating day to day maintenance, programmed maintenance and works contract, while providing a professional service on all aspects of property and construction in respect to various projects.

Duties & Responsibilities
- Maintain and repair mechanical, plumbing and electrical systems, and appliances within the facility
- Maintain sophisticated systems such as HVAC Equipment, Boiler, Chiller systems, lighting, process systems
- Operate electrical test equipment such as volt/ohm meter, amp probe, power analyzer, Insulation testers, be able to follow test procedures and document results
- Inspection of all mechanical equipment, HVAC systems, plumbing fixtures, electrical fixtures, regular wear and tear, windows, doors, locks, and smoke detectors
- Ensure that all work be performed in a safe manner within all safety procedures and practices
- Review building operations, preventive maintenance, and equipment status on a frequent basis
- Maintain all equipment as required per the Preventive Maintenance Program
- Ability to work hands on and assist team with work orders and emergencies
- Occasionally, might be required to perform unscheduled emergency maintenance tasks, quickly responding to the emergency situation during and after scheduled work hours
- Ability to composing and comprehending basic correspondence with all stakeholders.
- Accurately records and reports daily work duties in a clear and complete manner, including the submission of work orders completed
- Inspects, tests, and verifies emergency power and lighting systems, fire suppression and sprinkler system
- Operates, monitors, and performs routine maintenance on heating systems.
- Build professional relationship with Contractors attending sites

- Ability to identify site defects, diagnose their cause and propose remedial action
- Ability to maintain a high level of mental flexibility and focus to accommodate reactive work around their planned work
- Possess clear and concise written and spoken communication skills
- Knowledge and management of building construction
- Knowledge and management of mechanical & electrical services
- Knowledge and understanding of architectural drawings and specifications
- Experience of managing external contractors and suppliers carrying out repairs & maintenance works
- Experience of reviewing and compiling risk and method statements
- Experience of using a computer
- Ability to present written information in a structured and balanced way appropriate to the needs of the reader
- Ability to provide technical advice to customers & colleagues
- Experience working on high-rise mechanical a plus
- A valid driver's license
- Strong knowledge of building trades, cleaning procedures and maintenance.
- Solid understanding of health and safety regulations and practices.
- Excellent communication and interpersonal skills.
- Ability to multi task & work under pressure and meets tight deadlines.
- Strong decision-making and problem-solving skills.
