**Position Overview**

**Key Responsibilities**
- Oversee all real estate accounting functions for the group, including full-cycle accounting and financial reporting.
- Manage general accounting operations: A/P, A/R, general ledger, and tax compliance.
- Prepare and analyze financial statements on a monthly, quarterly, and annual basis.
- Lead month-end and year-end close activities.
- Develop, implement, and maintain accounting policies in accordance with GAAP.
- Lead the budgeting process and provide variance analysis and executive reporting.
- Prepare and submit HST returns, ensuring compliance with tax regulations.
- Calculate and reconcile **Common Area Maintenance (CAM)** charges and utilities and tax recoveries
- Manage property tax rebate calculations and maintain accurate documentation.
- Coordinate with external auditors for CAM audits and financial statement reviews.
- Support property and asset management teams with relevant financial analysis.
- Maintain and strengthen internal controls and procedures.
- Monitor and manage accounts receivable collections.
- Prepare cash flow forecasts and support short
- and long-term liquidity planning.
- Supervise and develop one junior accounting staff member, fostering a collaborative environment.
- Collaborate cross-functionally to drive operational improvements and financial insights.

**Qualifications**
- Bachelor’s degree in Accounting, Finance, or a related field.
- CPA or CMA designation preferred.
- 5-7 years of progressive accounting experience, **ideally with direct experience in shopping center real estate accounting**.
- Proven experience in real estate accounting and managing multiple property entities
- Strong knowledge of GAAP and real estate financial practices.
- Supervisory or team leadership experience is an asset.
- Proficient in Microsoft Office, especially Excel.
- Experience with **Yardi**, or similar property management systems is a strong asset.
- Excellent attention to detail and time management skills.
- Strong analytical, communication, and interpersonal abilities.
- Comfortable working in a fast-paced, deadline-driven environment.
