We are looking for a full-time experienced Condominium Manager specialized in high-rises to join our dynamic organization. This position is a fast-paced job as part of an outstanding team will create great rewards. Multiple Opportunities for a portfolio of three corporations or two standalone high-rises.
**Job Duties**
- Manage condominium properties in accordance with property management contract and governing documents
- Issue purchase orders as required. Arrange and oversee activities of contractors, e.g., exterminators, trash removal, major repair, utilities, swimming pool service
- Monthly manager’s reports, including board meeting agendas.
- Prepare for distribution all communication notices I.e., budget packages, PICS, newsletters, AGM packaged, infraction notices etc.
- The Manager will be on call as per the schedule prepared in each office for a one-week rotation.
- Managers will receive all phone calls related to the Corporations within their portfolios. Calls requiring input from the accounting administrator maybe forwarded however the Manager will respond to all other calls
- Confer with representatives of board of directors to review financial status and financial statements.
- Determine management priorities and implement and maintain effective maintenance program
- Communicate and enforce the Condominium Act, Declaration, By-laws, and Rules
- Investigate resident disturbances, violations, complaints
- Direct maintenance staff in routine repair and maintenance of buildings and grounds of complex
**Requirements**:
- Necessary General License
- Minimum 5 years’ experience in condominium property management.
- Registered Condominium Manager certification achieved or currently enrolled
- Able to effectively communicate both verbally and in writing.
- A well-defined sense of diplomacy, including conflict resolution, and people management skills
- Ability to follow through and complete overlapping projects
- Good organizational, time management and prioritizing skills
- Strong problem identification and problem resolution skills
- High level of critical and logical thinking, analysis, and/or reasoning to identify underlying principles, reasons, or facts
- Ability to interpret and implement company policies and procedures
- Good organizational, time management and prioritizing skills
- Effective communication skills with individuals at all levels of the organization
**Job Types**: Full-time, Permanent
Pay: $70,000.00-$77,000.00 per year
