Property Manager

_Burquitlam Senior Housing Society_ (BSHS) is the not-for-profit (NFP) charity that owns and operates _L.J. Christmas Manor_. Our apartment building has 133 suites and is home to approximately 140 independent seniors, living on limited income.

We are in Coquitlam, BC and offer our residents the opportunity to age in place and socialize with other seniors, many of whom share the same life experiences and challenges. By providing a supportive community we help alleviate loneliness and isolation in a demographic who all too often experience it.

Our dynamic team is expanding as we embrace the vision to preserve the building and continue to provide low-income housing for seniors in our community for another fifty plus years. **The new Property Manager role will be responsible for the day-to-day facility and tenant management of our building and ensure it is operated to its highest potential.**

This key role on the team will be the main Contact person for all Residents, their support - including family, friends, physicians, and third-party service providers. Our focus is to attract and maintain low-income residents that will thrive in our housing community. This role will seek out and invite third party support services from our area into the building to provide support services that will directly benefit our residents.

**Key Responsibilities**:

- Keep rentals at optimum capacity by filling vacancies following our pre-determined screening process.
- Coordinate resident turnover, including move-in and move-out inspections.
- Manage the website and social media presence.
- Prepare and enforce rental agreements.
- Establish and maintain relationships with residents and address their concerns or violations.
- Build and manage supplier and contractor relationships.
- Coordinate building maintenance, suite renovations and annual inspections.
- Manage operating budget, process invoices and bank deposits.
- Timely collection of rents, deposits, and other fees.
- Follow, manage, and update Standard Operating Procedures.
- Direct report for maintenance, housekeeping, and caretaker departments

We are looking for an employee that can provide full time attention to this role. Standard work schedule expectations will be 37.5 hours per week with the understanding that the nature of the job comes with on-call responsibilities.

The role will report directly to the Financial / General Manager with indirect responsibilities to the Operations Manager and BSHS Board of Directors.

**Salary**: $47,000.00-$55,000.00 per year
