Mastercraft Starwood is a leading residential real estate developer and property management company in Ottawa and Toronto. Mastercraft is developing a new generation of purpose-built rental buildings which are state-of-the-art, transit-oriented, and energy efficient under the SoHo brand.

We are looking for a
**VP, Property Management Division** who is responsible for overseeing and leading the success of our SOHO Purpose Built Rental Property Management Program. We are a leading luxury condominium and rental property developer, seeking a dynamic service-focused leader to oversee our new builds.

**Duties & Responsibilities**:

- Maintain our new generation of purpose-built transit-oriented state of the art rental buildings to SoHo luxury standard
- Create a community atmosphere with SoHo Social Clubs and SoHo Hotels
- Oversee building amenities & dedicate time to fostering a welcoming environment for tenants ie. create a calendar of events, plan movie nights etc.
- Oversee & proactively manage the building technology and keyless card access; troubleshoot any problems with urgency
- Oversee the SoHo Ottawa apartment hotel portfolio
- Oversee move ins of new tenants & ensure a warm welcome to the building
- Create positive tenant relationships through professional & effective responsiveness to, & proactive consideration of tenant issues, thereby ensuring that tenant expectations & landlord criteria are being consistently met
- Oversee rent collection and arrears; work with Property Accounting Division and oversee delinquent payments and accounts; manage accordingly
- Ensure proper legal action is taken against any difficult tenants; know all applicable tenant laws & escalate accordingly with eviction notices if appropriate
- Oversee & proactively manage the building keyless card access; troubleshoot any problems with urgency
- Ensure that there is 24-hour emergency coverage for the property at all times
- Coordinate & distribute all relevant tenant communications
- Monitor the completion of maintenance work orders
- Measure the quality of work of MMC team members and vendors against established standards
- Establish and maintain comprehensive files on current tenants, suppliers and contractors
- Assist Property Accountant with annual budget & ensures all expenses, arrears are reconciled accordingly
- Review in detail all purchase orders for the property to ensure clarity and justification of requirement
- Be available on call after normal working hours for emergency situations.
- Other responsibilities as required

**Qualifications**:

- Full in-depth knowledge of The Residential Tenancies Act.
- Over 5 years in Property Management with experience dealing with the Landlord and Tenant Board
- Strategic self-starter with a drive to ensure appropriate performance metrics
- Tech Savy with the ability to troubleshoot problems
- Knowledge of MS Office and other computer-related skills
- Customer focused personality
- Excellent written and oral communication skills
- Yardi or MRI experience would be an assets
- Knowledge of Fire Safety Plans and Life Safety Systems
