The Resident Services Representative will ultimately report to the Senior Property Manager, with duties aligned to the Vice President, Realty Services during the lease-up period of all P3 Realty managed multi-residential properties. The Resident Services Representative will be responsible for elevating the guest and resident experience at The Halo and providing value-adding services that will differentiate The Halo in the Winnipeg market. The Resident Services Representative will be the champion of resident relations and engagement programs at the property, which will include assisting with the planning and execution of resident appreciation events and community-building activities, with a consistent focus on fostering and improving resident relationships and the resident experience. **RESPONSIBILITIES**: - Act as first point of contact for all residents, prospective residents, and visitors to the Halo and provide exceptional customer service in every interaction with visitors and residents alike; - Monitor the maintenance and cleanliness of the lobby, hallways, common spaces, and amenity spaces; - Oversee all aspects of resident services in the daily operation of The Halo, ensuring the highest level of resident satisfaction; - Provide exceptional concierge information to residents and stay up to date with relevant information regarding the area, activities, events, etc.; - Make an effort to contribute to the overall strategic goals, initiatives, and objectives of P3 Realty; - Assist with planning and coordinating resident engagement activities/events and propose/facilitate cost-effective resident experience enhancement;. - Create and post marketing content for The Halo social media platforms and showcase/highlight the property amenities and events that may occur; - Conduct touch point surveys with residents to determine potential opportunities for improvement; - Establish a comprehensive knowledge of the Halo including availability of suite types and layouts, common areas and amenities of the property; - Report on disputes, requests, and inquiries on a weekly basis to on-site Junior Property Manager; - Uphold mission, vision, and values of P3 Realty, serving as a brand ambassador to all stakeholders; - Present properties and amenities in a positive light to secure the rental agreement. Negotiate lease terms, conditions, and close the deal; - Provide a professional and personable leasing experience to our prospects throughout the lead to lease process; - Determine the needs, living standards, and economic viability of customers in order to match those needs to a property within the P3 Realty portfolio; - Host private tours and open houses which will include some evening and weekend commitments; - Assist on display suite setup and do daily cleanliness checks for all display and/or vacant suites; - Draft and produce all lease documentation. This includes monitoring and tracking timelines to ensure each document moves through the process successfully and efficiently; - Assist with the timely collection of deposit, rent and other receivables in accordance with the lease and established company policy; - Coordinate and conduct all move ins; ensuring all suites are ready for move ins with the highest standard of cleanliness and ensuring maintenance completion; and - Assist the P3 Realty leasing team as required. **BUILDING OVERVIEW** Located at 3015 and 3025 Pembina Highway, The Halo offers 400+ premium and luxury rental units and 8,400 square feet of prime commercial retail space. The highly curated selection of 1, 2, and 3 bedroom “built-for rent” apartment homes is the pinnacle of easy rental living. **REQUIREMENTS**: - A minimum of 2 years, Concierge or Front Office experience; - Diploma or degree in Hospitality Management is an asset; - Proficiency in Excel, Word, Outlook, and PowerPoint an asset.
