**Job Summary**

We are seeking an experienced **Property Manager - Leasing** to lead the leasing and operational set-up of our new apartment complex. We require someone who can manage the complete leasing process while helping establish property management systems, vendor relationships, and operational procedures from the ground up.

**Job Duties and Responsibilities**
- Manage the full leasing cycle.
- Assist in selecting and implementing a property management software system and maintain accurate tenant records and property data.
- Track lease renewal and initiate tenant communications in advance.
- Ensure compliance with Alberta legislation, including the Residential Tenancies Act, Real Estate Act, Minimum Housing & Health Standards, and Personal Information Protection Act (PIPA).
- Respond to tenant inquiries and maintenance requests promptly, coordinating trades and vendors as needed.
- Organize annual inspections, common area maintenance, and building services.
- Participate in on-call rotation for urgent after-hours issues.

**Skills and Qualifications**
- License Property Manager with Real Estate Council of Alberta (RECA) or eligible to obtain licensing if required.
- Minimum 3 years of residential property management experience.
- Strong Knowledge and Alberta leasing agreements and regulations.
- Proficiency in Microsoft Office and ability to learn property management software.
- Valid Alberta’s driver’s license and reliable vehicle.
- Excellent organizational, communication, and problem-solving skills.
- Experience with Yardi, Propertyware, or similar PMS platforms.
- Background in setting up operations for new residential developments.
- Certificate, diploma, or degree in Business, Real Estate, or related field.
