Job Title: Superintendent for Residential Condominium Live In

Associa is seeking a highly skilled and experienced Superintendent for a live-in position at one of our residential condominium properties in northwest Mississauga.

Job Summary:

We are looking for a reliable and customer-focused individual to oversee the maintenance and upkeep of our 12-story, 161-unit condominium building. The successful candidate will be responsible for ensuring the building's common areas, underground parking, and exterior grounds are clean, safe, and healthy for residents and visitors.

Key Responsibilities:
  • Maintain a clean, safe, and healthy environment in the common areas, including washing floors, surfaces, and windows, and vacuuming hallways.
  • Complete daily inspections of common areas, underground parking, and exterior grounds.
  • Interior and exterior garbage and waste removal.
  • Respond to and manage any emergencies, including after-hours, as necessary.
  • Interact with contractors to ensure their services are completed as required.
  • Interface with building residents and visitors seeking access to the building.
  • Perform checks of mechanical rooms daily.
  • Update the intercom system for new owners.
  • Manage the key/fob and garage remote control allocations.
  • Responsible for reporting all deficiencies, maintenance requirements, and vandalism.
  • Responsible for inventorying supplies and advising the Property Manager of supplies needed.
  • Handle garbage as required by municipal procedures.
  • Become familiar with every area of the building, inside and out.
  • Ability to paint and do touch-ups, as needed.
  • Follow all policies and procedures and offer suggestions for improvement, if needed.
  • Follow up on requests from residents or the Property Manager.
  • Ability to perform small repairs in the common areas.
  • Perform ongoing preventative maintenance.
  • Enforce rules and by-laws of the Condominium Corporation when necessary.
  • Give recommendations to solve and improve a situation.
  • Meeting with manager on a regular basis, as required by the Manager.
  • Other duties as assigned by the Manager.
Requirements:
  • Experience with condominiums is preferred.
  • Must have knowledge of building machinery/equipment (boilers, chillers, HVAC, elevators, electrical, fire panel, irrigation systems, compactor room, etc.).
  • Strong customer service experience with residents is essential.
  • Knowledgeable of maintenance schedules.
  • Must be familiar with emergency procedures (fire and water leaks).
  • Excellent interpersonal, phone, and customer service skills.
  • Excellent English speaking and writing skills, and good communication skills.
  • Proficiency with computers and email.
  • Ability to follow instructions.
  • Sense of responsibility and a strong work ethic is a must.
  • High level of energy and able to respond to changing priorities in a positive manner.
