Job Description

We are seeking a highly skilled and experienced Residential Condominium Superintendent to join our team at Associa. This is a full-time position responsible for the maintenance and upkeep of a 12-story, 161-unit condominium in northwest Mississauga.

Key Responsibilities:

  • Maintain a clean, safe, and healthy environment in the common areas, including washing floors, surfaces, and windows, and vacuuming hallways.
  • Complete daily inspections of common areas, underground parking, and exterior grounds.
  • Interior and exterior garbage and waste removal.
  • Respond to and manage any emergencies, including after-hours, as necessary.
  • Interact with contractors to ensure their services are completed as required.
  • Interface with building residents and visitors seeking access to the building.
  • Perform checks of mechanical rooms daily.
  • Update the intercom system for new owners.
  • Manage key/fob and garage remote control allocations.
  • Report all deficiencies, maintenance requirements, and vandalism.
  • Inventory supplies and advise the Property Manager of needed supplies.
  • Handle garbage according to municipal procedures.
  • Become familiar with every area of the building, inside and out.
  • Ability to paint and do touch-ups, as needed.
  • Follow all policies and procedures and offer suggestions for improvement, if needed.
  • Follow up on requests from residents or the Property Manager.
  • Ability to perform small repairs in the common areas.
  • Perform ongoing preventative maintenance.
  • Enforce rules and by-laws of the Condominium Corporation when necessary.

Requirements:

  • Experience with condominiums is preferred.
  • Knowledge of building machinery/equipment (boilers, chillers, HVAC, elevators, electrical, fire panel, irrigation systems, compactor room, etc.).
  • Strong customer service experience with residents is essential.
  • Knowledgeable of maintenance schedules.
  • Familiarity with emergency procedures (fire and water leaks).
  • Excellent interpersonal, phone, and customer service skills.
  • Excellent English speaking and writing skills, and good communication skills.
  • Proficiency with computers and email.
  • Ability to follow instructions.
  • Sense of responsibility and a strong work ethic.
  • High level of energy and able to respond to changing priorities in a positive manner.

What We Offer:

  • A competitive salary range of $85,000 - $110,000 per year.
  • A fully renovated 2-bedroom unit, with 2 parking spots, all utilities (water, heat, hydro), as well as Bell Fibe TV and high-speed internet included.
