As a Construction Project Manager Lead at Turner Construction Company, you will manage small to mid-size Special Projects Division (SPD) construction projects on time, within budget, and to the quality specified by contract documents.

The physical demands of this job include frequent sitting, using hands to handle objects, reaching, talking, and hearing. Specific vision abilities required include close vision, peripheral vision, depth perception, and ability to adjust focus. Regular mobility is also necessary, with occasional travel via various conveyances.

Key Responsibilities:

  • Lead project management for constructing overall small to mid-size SPD projects
  • Manage plan alignment with contract documents
  • Participate in construction tenders, including bid process, bid leveling, and subcontract negotiations
  • Provide input on project schedule development and management throughout the construction period
  • Arrange project insurance and maintain related documents
  • Manage submittals and shop drawings, assess conformance to contract specifications, and resolve conflicts
  • Serve as liaison with Architects, Subcontractors, Consultants, Suppliers, Inspectors, and other Project Staff and Owner Representatives
  • Oversight and decision-making related to contract drawings and subcontract information
  • Financial management of project, including project budget, monthly financial reporting, forecasting, owner invoicing, and subcontractor claims
  • Lead or participate in Operational Review Meetings (ORM)
  • Oversight of Last Planner System (LPS) cadence and continuous improvement activities between staff and trade partner workforce
  • Participation in safety activities on jobsites, including electronic inspections, data recording, and required trainings
  • Understanding and developing appropriate quality control procedures for project scope, collaborating with Quality team
  • Conducting Quality Control (QC) inspections to ensure installations align with contract documents and approved shop drawings
  • Negotiating Change Orders, managing changes in work, preparing independent analysis, obtaining estimates from subcontractors, and resolving conflicts
  • Oversight of closeout process, including final records preparation for Requests for Information (RFI's), closeout records, warranties, As-Builts, Operations and Maintenance manuals (O&Ms), attic stock, spare parts, and evaluating compliance with contract documents
  • Supervising Field/Project Coordinators, SPD Assistant Project Managers, and Co-op Students, providing input on performance appraisals
  • Preparing Scope of Work documents for trades
  • Developing reports, such as General Conditions Items, labor, safety, Change Order logs, and Quality Control
  • Scheduling and managing subcontractor trade coordination meetings, preconstruction meetings, and submittal review meetings
  • Other duties and responsibilities as assigned.

About You:

  • Bachelor's Degree from an accredited degree program and minimum of 4 years of related experience or equivalent combination of education, training, and/or experience
  • Preferably from construction or construction-related industries and organizations
  • Utilizing leading-edge technologies like Building Information Modeling (BIM) and lean
  • Reading and interpreting contract documents, drawings, specifications, scopes of work, and project schedules
  • Professional verbal and written communication skills
  • Good interpersonal skills, demonstrating leadership and teamwork capabilities
  • Effective active listening skills and follow-up practices
  • Understanding continuous improvement methods and tools
  • Possessing solid problem-solving and analytical capabilities, familiar with basic lean culture and concepts
  • Prioritizing responsibilities for self and team
  • Approachable and effectively interacting with all employee levels and management
  • Working independently with little or no supervision, collaborating with others
  • Embracing change and quickly learning to adopt process and technology enhancements
  • Proficient computer skills and Microsoft suite of applications
