Job Title: Superintendent for Residential Condominium Live In

We are seeking a highly skilled and experienced Superintendent to join our team at Associa. As a key member of our property management team, you will be responsible for maintaining a clean, safe, and healthy environment for our residents.

Responsibilities:
  • Maintain a clean and safe environment in the common areas, including washing floors, surfaces, and windows.
  • Complete daily inspections of common areas, underground parking, and exterior grounds.
  • Interior and exterior garbage and waste removal.
  • Respond to and manage any emergencies, including after-hours, as necessary.
  • Interact with contractors to ensure their services are completed as required.
  • Interface with building residents and visitors seeking access to the building.
  • Perform checks of mechanical rooms daily.
  • Update the intercom system for new owners.
  • Manage the key/fob and garage remote control allocations.
  • Responsible for reporting all deficiencies, maintenance requirements, and vandalism.
  • Responsible for inventorying supplies and advising the Property Manager of supplies needed.
  • Handle garbage as required by municipal procedures.
  • Become familiar with every area of the building, inside and out.
  • Ability to paint and do touch-ups, as needed.
  • Follow all policies and procedures and offer suggestions for improvement, if needed.
  • Follow up on requests from residents or the Property Manager.
  • Ability to perform small repairs in the common areas.
  • Perform ongoing preventative maintenance.
  • Enforce rules and by-laws of the Condominium Corporation when necessary.
  • Give recommendations to solve and improve a situation.
  • Meeting with manager on a regular basis, as required by the Manager.
  • Other duties as assigned by the Manager.
Requirements:
  • Prior experience as a residential Superintendent and a strong understanding of Building Automation Systems (BAS).
  • Excellent customer service skills and ability to communicate in a positive and professional manner.
  • Ability to write and converse in English and use a computer and mobile phone.
  • Physically fit and able to lift items of acceptable weights.
  • Ability to provide a clean Police Records Check.
