Job Summary:

We are seeking an experienced Estate Management Team Leader to join our team at Encore Estate Management. As a key member of our team, you will be responsible for coordinating all resources to effectively manage a portfolio of residential estates and deliver outstanding service to our customers.

Key Responsibilities:

  • Financial Management: Prepare and monitor budgets, track expenditure, and ensure financial health of each estate.
  • Maintenance and Repairs: Implement planned and reactive maintenance programs, conduct site visits, and ensure standards are upheld.
  • Customer Service: Resolve problems and complaints from residents, tenants, and lessees effectively and diplomatically.
  • Team Management: Lead and manage the Estate Manager team, including recruitment, training, and performance management.
  • Reporting and Communication: Prepare and present regular reports to the General Manager and Encore Directors, and communicate with key stakeholders.
  • Health and Safety: Ensure compliance with health and safety legislation, policies, and recommendations.
  • Major Works Programmes: Develop and manage effective major works programs, including reserve funds and annual reviews.
  • Employee Management: Manage employee problems, concerns, sickness, and holiday requests, and report issues to the Operations Director/HR as appropriate.

Requirements:

  • Qualifications: Degree preferable, with other property qualifications (e.g. RICS) desirable.
  • Experience: 8 years+ relevant management experience, with strong experience of budget management, financial control, and delivering cost-efficiency.
  • Knowledge: Detailed working knowledge of building management, systems maintenance, and repair projects, as well as relevant legislation (e.g. Landlord & Tenant Act, RICS Code etc).
  • Customer Relationship Management: Strong experience of customer relationship management.
