Residential Site Manager

The Residential Site Manager is responsible for the effective operation of residential buildings, ensuring the safety and security of residents and staff. This role involves supervising a team of Building Service Workers and Site Assistants, overseeing daily building operations, and developing and implementing property plans.
Key Responsibilities- Oversee all aspects of daily building operations, including maintenance and repair duties, and ensure the safety and security of all buildings.
- Develop and implement various property plans, including fire safety plans, preventative maintenance plans, and emergency binders.
- Participate in the development of the building annual operating budget and monitor and control related expenditures.
- Provide leadership in all aspects of facility planning, including the organization's physical plant, renovations, and building maintenance.
- Supervise staff, contractors, and others, monitor projects and workloads, and arrange for contractors/partners to view sites and ensure maintenance projects are effectively coordinated.
- Monitor the performance of assigned staff in accordance with NCS guidelines and provide ongoing support, coaching, mentoring, recognition, direction, and training to foster high performance and effective teamwork.
- Ensure that buildings, residents, products, warranties, maintenance records, and suite information are accurately captured and maintained in relevant software applications.
- Perform unit inspections, including annual suite inspections, and respond to resident inquiries and complaints, taking appropriate actions and completing incident reports.
- Liaise with municipalities/authorities on issues such as permits and licenses, fire and safety codes, and operational codes.
- Manage and participate in Emergency On-Call-Systems for assigned properties.
- Minimum of 3 years' management of residential housing experience, including experience with multi-unit management of a portfolio of 200 or more units.
- Certificate in Property Management/Social Housing Management or related fields an asset.
- Experience should include working with/in senior, family, special needs residents and/or mixed housing.
- Good mechanical and technical skills.
- Excellent computer skills with the ability to use MS Office (Word, Excel, Outlook) and to learn specific property management and resident management software.
- Strong verbal and written communication skills in English, and dispute resolution and negotiation skills.
- Must pass a criminal record check related to working with vulnerable residents (children and seniors).
