Job OverviewThe Property Manager will be responsible for managing a portfolio of rental properties, including residential and commercial buildings on behalf of investor clients. This role requires someone with experience in property management, who is familiar with Vancouver Island rental buildings and passionate about delivering excellent service to clients.
A successful Property Manager will build long-term relationships with clients by maximizing returns on their investments, while maintaining harmonious relationships with tenants and other stakeholders.
Key Responsibilities:- Manage a varied portfolio of properties, ensuring excellent property management services are delivered across the board.
- Regularly interact with client owners to inform and educate them about their properties, as well as address tenant concerns.
- Prepare and execute client agreements for property management.
- Negotiate and/or approve rental and lease agreements, ensuring agreement obligations are fulfilled.
- Prepare annual property budgets, authorize spending, and track budget variances.
- Coordinate large renovation projects.
- Liaise with site staff to prioritize repairs, general building maintenance, and cleaning.
- Ensure work performed on properties adheres to safety standards for tenants, site staff, and contractors.
- Handle occasional after-hours emergencies and rent-up and move-in/out situations as required.
- Three years of experience as a leasing agent/property manager, managing different types and sizes of properties, and various client types and situations. Particular experience with rental buildings holding multiple units is essential.
- Adept at using property accounting systems (e.g., Yardi), building management software, owner/tenant portals, and eager to implement new technologies and tools.
- Thorough knowledge of the Residential Tenancy Act of British Columbia and the Strata Property Act.
- Demonstrate a customer service mindset, showcasing superior written and oral communication skills.
- Strong understanding of building systems and operations.
- Highly efficient, organized, and skilled at time management.

Compensation$70,000 - $75,000 per annum, plus bonus eligibility of up to $5,000 per calendar year.
