About the Role


BentallGreenOak is seeking a Property Manager to join our team in the GTA region. As a Property Manager, you will be responsible for the day-to-day management of commercial properties, ensuring that they are well-maintained, rented, and profitable.


Key Responsibilities



  • Oversee the operational oversight of the property, including tenant relations and lease administration.
  • Develop and implement operational procedures to ensure compliance with regulatory requirements and emergency response protocols.
  • Conduct regular property inspections to maintain a high standard of operation and appearance.
  • Tender and manage capital projects, including building improvements and leasehold improvements.
  • Administer leases to ensure all requirements are met.
  • Collaborate with the leasing team to support budgeted leasing projections.
  • Stay up-to-date on market trends, competitor activity, and community initiatives.

Customer Service



  • Provide excellent tenant relations through consistent communication and customer service.
  • Oversee bi-annual tenant surveys to ensure tenant satisfaction.

Finance and Reporting



  • Manage property revenue and expenses, preparing and operating within an approved budget.
  • Analyze monthly financial statements and prepare management reports.
  • Ensure tenant billings and year-end adjustments are accurate and compliant with lease agreements.
  • Prepare detailed reports for the property to be submitted to clients.
  • Oversee accounts receivable to maintain an acceptable level.

Requirements



  • 4+ years of experience in property management, preferably with a multiple-site portfolio.
  • Post-secondary courses in property management or a university degree, combined with a strong service ethic commitment.
  • Ability to communicate effectively and professionally with owners, tenants, and team members.
  • Organizational and multi-tasking skills to allocate time effectively and handle competing priorities.
  • Decision-making skills to achieve goals using a strategic approach.
  • Proficient in Microsoft Office, including Word, Excel, and Outlook, and knowledge of Yardi is an asset.
  • Police clearance is required for employment.
