Job Opportunity: Asset Manager, Commercial Asset Management

Fengate Asset Management is seeking a highly skilled Asset Manager, Commercial Asset Management to join our team. As a key member of our commercial asset management team, you will be responsible for developing and implementing comprehensive strategies for individual assets, focusing on leasing profile, property upgrades, life cycle maintenance plans, and capital structure.

Key Responsibilities:
  1. Assist with the management of the organization's commercial investment portfolio, working closely with the Vice President, Commercial Asset Management.
  2. Develop and implement strategies for individual assets, including leasing profile, property upgrades, life cycle maintenance plans, and capital structure.
  3. Provide oversight at the property level to ensure economic viability and competitiveness of the properties within existing markets.
  4. Carry out regular on-site reviews of the assets to review and improve business plans.
  5. Assist with the annual budget process, working collaboratively with internal and third-party property management and leasing teams to develop an operational and capital annual plan for each asset.
  6. Monitor capital and operational maintenance requests to ensure they are in-line within budget, operational expectations, and best practices.
  7. Review and compare historical and forecasted financial performance against key metrics, underwriting parameters, and comparison to budget.
  8. Understand each asset and portfolio's competitive market positioning relative to quality and value, rents, lease terms, and occupancy.
  9. Continuously look for opportunities to create value, develop business cases for implementation, and make recommendations accordingly.
  10. Conduct market research on economic trends that may impact current and future investments and dispositions.
Requirements:
  1. 5 years of related experience with real estate, with a preference for candidates with specific knowledge and experience managing investments.
  2. Undergraduate degree in commerce, finance, economics, accounting, actuarial science, engineering, or other relevant technical discipline.
  3. Proficiency in Excel and financial modeling.
  4. Experience with Yardi is considered an asset.
  5. CA, CFA, AACI, MBA, or equivalent post-graduate education, and other relevant professional designations are considered an asset.
  6. Knowledge of real estate industry, including general market practice and standards.
  7. Exceptional attention to detail in financial analysis and forecasting.
  8. Experience in implementation of asset management, leasing, development, and financing strategies across the commercial real estate asset class in Canada and/or the US.
  9. Strong business acumen and judgment, including negotiation, persuasion skills, and diplomacy.
  10. Excellent interpersonal and communication skills, both written and verbal, with emphasis on relationship building skills with lenders, developers, brokers, technical advisors, and legal advisors.
  11. Ability to provide direction to third-party property management companies.
  12. Ability to work collaboratively with cross-functional teams, building consensus, communicating effectively, and contributing to a positive, growth-oriented work culture.
  13. Keen analytical skills and proven ability to readily recognize, investigate, interpret, and communicate areas of risk and opportunity in real estate.
  14. Self-starter with the ability to independently start/complete projects, results-oriented with the ability to prioritize and manage multiple tasks and responsibilities, maintaining attention to detail.

Location:

The position will be based out of the Oakville office. Fengate offers a Work-Flex policy where employees are allowed to work remotely up to 2 days per week.
