About the Role:

The Senior Property Manager will be responsible for overseeing a Class AAA portfolio in Winnipeg. This is a leadership role that requires strong management and communication skills.

Key Responsibilities:

  • Lead a team of property management professionals, ensuring direction and guidance in managing a portfolio of commercial properties.
  • Manage investment projects, working with BGO's project management team to ensure timely and budget-friendly completion of projects, including tendering and managing investment projects for building improvements and tenant improvements.
  • Proactively manage relationships with clients, tenants, and service providers, and proactively manage contracts.
  • Effectively communicate and interact with property owner representatives regarding financial returns, property management, personnel, and tenant relations.
  • Ensure excellent tenant and owner relations through personal contact, tenant retention plans, and excellent customer service.
  • Ensure the efficient operation of buildings, including compliance with government regulations, maintenance standards, and safety protocols, and identify opportunities for cost reduction and process improvement.
  • Procure, select, and supervise building service contracts.
  • Provide strategic direction in developing and preparing the annual operating plan, taking into account owner objectives, capital resources, and operational requirements.
  • Manage and implement marketing and promotional efforts for tenants, including social media.
  • Manage property operations and investment budgets, reports, and ensure that lease agreements are properly managed to maximize financial returns and preserve assets. Manage income, expenses, and capital costs of properties, including preparing, revising, and operating within approved budgets; analyzing monthly financial statements for inclusion in regular management reports; ensuring year-end adjustments are accurate and timely; ensuring tenant rent rolls are up-to-date.
  • Create a culture of excellence in customer service.
  • Completely understand and respect the company's environmental policy, code of conduct, and other relevant policies and procedures as prescribed from time to time.
  • Proactively embrace and support BGO's culture of environmental sustainability and corporate social responsibility.
  • Ability to communicate effectively and professionally, both verbally and in writing; ability to develop and maintain cooperative working relationships with senior management, entrepreneurs, tenants, and the public; ability to collaborate with clients to meet their needs; motivated, professional, and flexible; able to motivate, hold accountable, and guide/advise staff in achieving performance objectives.
  • Ability to efficiently manage time, work under pressure, and manage tight deadlines; ability to manage multiple demands and competing priorities, ability to adapt to new ideas and constant change; able to meet evolving client needs and achieve positive results within agreed-upon timelines; detail-oriented.
  • Ability to solve problems based on facts and good judgment; ability to achieve objectives by adopting a strategic approach; strong motivation and ability to manage change and adapt.
  • Other tasks as required and assigned.

Environmental and Social Responsibility:

  • Proactively support BGO's culture of environmental sustainability and social responsibility, and lead efforts to demonstrate the organization's commitment to sustainability and responsibility.
  • Set goals and objectives for energy efficiency, greenhouse gas emissions, water usage, and recycling; regularly review consumption trends with operations staff.
  • Stay current with industry developments and new standards and practices in building operations by attending industry events and participating in company or industry committees.
