Job Description

The Assistant Project Manager is responsible for overseeing the project and ensuring its successful completion. This role is accountable for satisfying the company's and client's expectations in terms of quality, safety, timeliness, and cost.

Key Responsibilities:

  • Develop and manage project estimates, including updates, distributions, and management.
  • Inform the Project Director/Project Manager of needed change orders and recommend prices for those change orders.
  • Manage and monitor the critical path on the master schedule, including all assigned aspects of the schedule.
  • Identify project-staffing needs and meet with the Project Director/Project Manager and Chief Estimator to understand the project's vision.
  • Develop the overall plan for constructing the project, including methodology, means, and master schedule.
  • Monitor tool and equipment usage and intervene as necessary.
  • Ensure billing is done accurately and in a timely fashion to maintain a positive cash flow for the organization.
  • Monitor accounts receivable based on aged receivables reports and contact clients or subcontractors to determine reasons for non-payment.
  • Control expenses and costs on the project, regularly studying labor productivity reports and budget status.
  • Review and approve charges to the project.

Management Competencies:

  • Apply project controls software as an effective management tool.
  • Ensure drawings are assembled, updated routinely, and maintained.
  • Ensure and maintain as-built drawings.
  • Ensure all change orders are documented.
  • Ensure daily logs are maintained.
  • Report and document issues giving rise to potential claims and keep the Project Director/Project Manager informed of these issues on a timely basis.
  • Ensure test reports, inspection reports, and permits are maintained.
  • Ensure reporting and maintenance of all safety-related and quality management documentation.
  • Coordinate support functions, including project start-up, with internal and external team members.
  • Manage the project according to the company's systems, policies, and procedures to ensure it is effectively and efficiently constructed and coordinated.
  • Manage risk exposures on the project.
  • Ensure equipment and supplies with a long lead-time are ordered, and their delivery is monitored.
  • Conduct daily meetings with the Superintendent to ensure coordination of the project.
  • Conduct regular meetings with subcontractors to coordinate activities, review progress, and address issues.
  • Review change orders and schedule them into the project.
  • Serve as the neutral arbitrator on jurisdictional issues.
  • Lead, model appropriate behavior, and ensure the AQM philosophy is followed throughout the project.
  • Build a positive, results-oriented culture among the project team.
  • Observe and monitor the performance of the Superintendent, providing ongoing feedback and coaching to enhance their performance.
  • Effectively manage change order and billings process and direct meetings.
  • Successfully manage subcontractors, including dispute resolutions and timely processing of pay requests.
  • Develop and maintain an effective working relationship with subcontractors.
  • Monitor subcontractor performance, relying on direct observation, observations of the Superintendent and Project Manager, labor productivity reports, etc.
  • Approve subcontractor invoices for payment, comparing work billed with work performed and keeping them in balance.
  • Manage all labor relations and jurisdiction.

Requirements:

  • BS Degree in Engineering, Construction Management, Architecture, or a related field.
  • 2 to 5 years of experience in project engineering, construction project management, or related activities with exposure to projects of moderate scope.
  • Previous experience as the lead construction manager on projects between $7-$15 million is strongly desired.
