Job Overview
This is a national role overseeing planning and development projects across Canada. The Senior Director will manage a team of planners within the department and across the country.
Key Responsibilities
Provide planning and development assistance to the legal, real estate, and construction departments as part of the due diligence process for prospective land transactions. This involves determining municipal requirements, developing preliminary design drawings, and reviewing potential agreements.
Project Management
Manage the design and municipal approval process for new stores, renovations, conversions, and ancillary developments in Canada. This process involves:
- Assembling a team of consultants to prepare municipal submission applications
- Creating initial design drawings in conjunction with the consulting team
- Determining planning and development approvals strategy
- Coordinating and executing all municipal applications
- Engaging with municipal staff, politicians, and local ratepayers
- Making presentations to municipal committees and council as required
- Negotiating municipal approvals with municipal staff
- Contributing to and reviewing legal municipal agreements
- Providing support during the building permit review process
- Liaising with the construction department during the development phase
- Coordinating off-site infrastructure improvements
- Assisting with project budgets and costs related to municipal requirements
- Liaising with the real estate department to ensure vendor or landlord commitments are realized
- Managing consultant resources to ensure efficiency and delivery of the capital plan
Requirements
10 years minimum experience in planning and municipal approvals. Member or eligible for membership to CIP.
