Job Overview

Page Property Management, a leading commercial and residential property developer and manager, is seeking a highly skilled and experienced Executive Director, Property Operations to join its team.

Key Responsibilities
  • Lead a multi-faceted property management team, providing strategic direction and guidance to ensure exceptional tenant experience and operational excellence.
  • Oversee the annual operational and capital budgeting process, ensuring alignment with company goals and objectives.
  • Develop and maintain strong relationships with tenants, vendors, and internal stakeholders, fostering a culture of collaboration and open communication.
  • Ensure the property management team is maintaining properties to the highest standards, meeting ownership expectations and industry benchmarks.
  • Provide oversight and approval of major expenditures, adhering to company processes and policies.
  • Negotiate and manage service contracts, ensuring optimal value and service delivery.
  • Act as the primary point of contact for inter-departmental business activities, facilitating seamless communication and collaboration.
  • Monitor and analyze operational performance metrics, identifying areas for improvement and implementing process enhancements.
  • Participate in quarterly and annual budget reviews, providing strategic insights and recommendations.
  • Ensure the property management team is actively engaged in financial performance, driving cost savings and efficiency initiatives.
  • Proactively identify and lead property enhancement initiatives, driving business growth and expansion.
  • Conduct regular property assessments and inspections, ensuring compliance with industry standards and company policies.
  • Maintain and improve processes within the operations group, driving efficiency and effectiveness.
  • Provide regular updates to ownership on portfolio performance, highlighting successes and areas for improvement.
  • Act as a contributing member of the senior executive real-estate team, providing strategic guidance and support.
Requirements
  • 5+ years' experience in property management or facilities/building management.
  • Post-secondary education in a relevant field (e.g., business).
  • Experience overseeing large capital projects.
  • Experience with large operating budgets.
  • Strong financial skills, including budgeting principles, cost analyses, and financial reporting.
  • Strong knowledge of building and operating systems, including general maintenance procedures and HVAC/electrical/mechanical systems.
  • Strong business acumen and leadership skills.
  • Proven ability to analyze complex problems and develop effective solutions.
  • Strong communication and interpersonal skills, with the ability to build and maintain strong relationships with stakeholders.
  • BOMA designation is considered an asset but not required.
