Position Summary
Reporting to the Director of Finance, the Finance Manager - Property Operations will significantly contribute to advancing Dixon Hall's mission by upholding high standards and promoting continuous enhancement within the Finance department. This role is pivotal in ensuring the effective execution of initiatives within the Supportive Housing and Real Estate & Property Management sectors. The Finance Manager - Property Operations will oversee all aspects related to financial expenditures and reporting, while also assisting in operational reporting, daily management, and external audits. Key Responsibilities
The Finance Manager - Property Operations plays a vital role in the financial stewardship and success of the properties under management. The following are the key responsibilities:
- Strategic Financial Planning: Collaborate with team members to align financial strategies with organizational objectives.
- Innovate methods to optimize rental income and enhance property management practices.
- Track key performance indicators (KPIs) to evaluate operational effectiveness.
- Identify and implement enhancements to streamline workflows and optimize processes.
- Manage vendor relationships to ensure timely and cost-effective procurement of goods/services.
- Develop and enforce financial policies, procedures, and controls specific to RGI properties.
- Prepare and oversee annual budgets (operating, capital improvement, and capital replacement) for property operations, including revenue forecasting and expense management.
- Create long-term cash flow projections for RGI properties.
- Maintain relationships with all lending agencies and organizations.
- Collaborate closely with partners and stakeholders to support programs and processes that drive financial stability and compliance.
- Monitor financial performance and provide regular updates for senior management and the board of directors in a timely manner (monthly, quarterly, and annual financial statements).
- Ensure adherence to government regulations, funding requirements, and reporting standards related to RGI housing programs.
- Coordinate with external auditors, funding agencies, and regulatory bodies as necessary.
- Stay informed about changes in regulations and industry best practices concerning RGI housing finance and accounting.
- Responsible for all financial transactions, including rent calculations, subsidies, lease agreements, accounts payable, and general ledger to ensure accuracy and compliance.
- Identify financial risks and implement effective risk mitigation strategies.
- Establish and maintain internal controls to protect assets and ensure the integrity of financial data.
- Conduct regular audits and reviews to assess compliance and identify areas for improvement.
Qualifications
- Bachelor's degree in finance, accounting, business administration, or a related field; CPA designation preferred.
- Minimum of 5 years of experience in finance and accounting, with at least 2 years in property management or affordable housing finance.
- Strong understanding of RGI housing programs, regulations, and funding mechanisms, particularly in Ontario.
- Proficient in financial analysis, budgeting, and reporting software (e.g., Yardi, Microsoft Excel, and other financial software packages).
- Excellent communication, leadership, and interpersonal skills.
- Ability to work effectively in a collaborative team environment and manage multiple priorities in a dynamic organization.
- Must be legally eligible to work in Canada for the employer.
- Able to provide a Vulnerable Sector Screening check with a 'Clear' or satisfactory result that meets the operational requirements of the Agency.
- Must have up-to-date vaccinations against COVID-19 with a vaccine approved for use in Canada.
