PURPOSE

The Facilities Maintenance Specialist is responsible to the Operations Supervisor for executing daily maintenance tasks and providing tenant services to ensure that the property and its surroundings are maintained to the highest standards and are welcoming to tenants and visitors alike.

DUTIES AND RESPONSIBILITIES

1. Property Maintenance
Conducts repairs and installations related to non-structural and non-essential systems of the property, including plumbing, common area lighting (while preserving the integrity of the electrical systems), touch-up painting, asphalt repairs, installation and restoration of ceramic tiles, ceiling tiles, carpeting, interior and exterior plastering, drywall work, minor carpentry, common area door repairs, and the setup and upkeep of directional signage. Maintains all maintenance logs for the property to ensure the seamless operation of non-essential building systems.

2. Property Inspections
Aids in regular inspections and preventative maintenance of non-essential building systems and elements of the building envelope, reporting issues as they arise. May regularly perform roof maintenance and drainage inspections; adheres to all Health and Safety, Risk Management, and environmental policies and procedures relevant to the property. May assist with the preventative maintenance of site vehicles and other motorized equipment to ensure the continuous operation of non-essential building systems; responsible for maintaining logs related to general building maintenance as well as life and safety systems.

3. Grounds Maintenance
Oversees and executes various landscaping tasks such as exterior and parking lot maintenance, grounds cleaning, and landscaping, including flower planter assembly and repairs, lawn mowing, sprinkler system operation and servicing, garbage collection, and snow removal to ensure that the property's grounds are attractive and do not pose any hazards to tenants, visitors, and the general public.

4. Tenant Support
Addresses tenant requests for significant services related to their premises or common areas as escalated by general maintenance.

5. Equipment Upkeep
Assists Building Operators with routine, scheduled maintenance of major building systems.

Performs any other job-related duties and/or projects as assigned.

REQUIREMENTS

Valid Driver's License is preferred Previous experience with Business Automation/Energy Management Systems and other property operating systems is preferred Professional appearance of individual and uniform Strong prioritization skills Excellent client service abilities Strong problem-solving capabilities Exceptional organizational skills Enrollment in a class 5 Operators course or equivalent apprenticeship programs Minimum of 5 years of relevant experience in construction, plumbing, or electrical fields
