We are currently looking for a Residential Property Operations Supervisor to oversee the management of one of our properties. This role is essential in providing hands-on leadership within a residential rental environment.

The supervisor will be responsible for effective cost management, ensuring the proper upkeep of the property and its surroundings, as well as the daily oversight and training of maintenance and cleaning personnel.

This position requires on-site residency and entails working four weekdays each week, alternating weekends, and being available for on-call duties during some evenings.

Property Maintenance Duties:
- In-depth understanding of all maintenance systems (including pumps, emergency generators, HVAC, boilers, chillers, swimming pools, and sprinklers).
- Coordination of contractors and staff for the turnover of vacant units.
- Supervision of contractors responsible for fire and life safety systems to ensure proper maintenance and repairs are executed.
- Assist in managing the execution of the annual capital plan and identifying current or future maintenance issues.
- Oversee staff, service providers, and contractors, ensuring quality of work performed.
- Review and authorize contractor invoices for completed services.
- Foster a community-oriented atmosphere.

Management and Training Responsibilities:
- Conduct comprehensive orientation and training for new and existing staff.
- Establish and monitor staff work schedules in line with corporate guidelines, especially during peak turnover periods.
- Manage staff, including conflict resolution and disciplinary actions.
- Ensure compliance with fire safety and life safety standards, maintaining up-to-date logs and conducting fire drills.
- Possess extensive knowledge of emergency procedures (fire, flood, mold) and ensure staff are well-informed.

The supervisor is tasked with managing, maintaining, and scheduling staff to ensure the property and grounds are kept clean daily, adhering to company standards. Responsibilities include:

  • Snow and ice removal, salting of entrances, walkways, and rooftop accesses, and maintaining snow removal logs.
  • General upkeep of underground garages, service rooms, patios, and rooftops.
  • Watering of gardens and lawns.
  • Cleaning of common areas (lobbies, elevators, hallways, stairwells, windows) and amenity spaces (laundry rooms, swimming pools, recreation rooms).
  • Thorough cleaning of appliances, floors, walls, windows, kitchens, washrooms, and balconies.
  • Minor repairs (e.g., light fixtures, vents, plumbing fixtures).

Ideal candidates will have a background in residential property management or related fields, along with management skills to coach, train, and motivate staff, fostering a team environment. Basic computer skills and the ability to perform minor repairs are essential.
Physical Requirements:
- Ability to lift and move heavy objects, including garbage bins, furniture, and appliances, and perform snow removal duties for extended periods.
