Position Overview:

Reporting directly to the VP of Construction, your role will encompass the supervision of the Company's multi-unit residential building (MURB) construction initiatives throughout Ontario. The Project Manager (Pre-construction and Design) will oversee the execution of high-rise construction projects from their inception, through development applications, permitting, and into the construction phase. Key responsibilities will include the formulation of project timelines, leading design decisions, assessing constructability, managing consultant design outputs, and overseeing the design development process. Additionally, you will be tasked with securing building permits, conducting value engineering and analysis, managing risks, and assisting in budget preparation. The Project Manager will collaborate with both internal and external construction teams to ensure that project design and construction are carried out safely, efficiently, and in alignment with design integrity, while also working closely with the organization to ascertain project feasibility and cost estimates.

Key Responsibilities:

Development

  • Oversee projects from initial land acquisition through Official Plan Amendments, Zoning By-law Amendments, and Site Plan Control Applications.
  • Engage, manage, and coordinate with architects, engineers, planners, and other consultants to prepare necessary reports and drawing packages for development applications.
  • Conduct thorough reviews of drawing packages and reports, ensuring compliance with regulatory standards and alignment with Homestead's quality benchmarks.
  • Cultivate relationships with key municipal and planning officials, engineering departments, and other stakeholders.
  • Assist in evaluating the development potential of properties in collaboration with the Acquisitions team.
  • Analyze various forms of data, including survey reports, maps, and blueprints, to inform project planning.

Pre-Construction & Design

  • Manage project initiation through conceptual design, design development, and permitting processes.
  • Create, manage, and update the design development project timeline.
  • Lead design teams to ensure adherence to project milestones and timelines.
  • Review engineering and architectural drawings for compliance with building codes and regulations, and ensure inter-discipline coordination.
  • Ensure that all designs meet Homestead's standards and requirements.
  • Stay informed on current building codes, municipal incentives, and sustainability certifications.
  • Provide conceptual designs for high-rise construction, including massing models and layouts for structural, parking, and common spaces.
  • Explore design alternatives for efficiency and cost-effectiveness through value engineering.
  • Utilize engineering software for accurate take-offs to assist in budgeting and tender evaluations.
  • Assess and mitigate risks associated with design, site conditions, and logistics to ensure a smooth construction process.
  • Conduct analyses to evaluate project feasibility.

Construction & Design Management

  • Simultaneously manage multiple projects at various stages of construction.
  • Build and maintain relationships with subcontractors, consultants, inspectors, and regulatory authorities.
  • Oversee the submission of shop drawings, safety documentation, and other project-related documents.
  • Ensure effective document control through Autodesk Construction Cloud, managing the latest drawings and project documentation.
  • Supervise the shop drawing review process to ensure compliance with Homestead's standards.
  • Stay updated on the latest construction materials and building envelope technologies.
  • Provide insights and lessons learned from previous projects to enhance future builds.
  • Foster a positive work environment through exemplary leadership.
  • Conduct budget reviews and analyses.
  • Recommend material selections and fabrication details.
  • Utilize engineering software to produce construction drawings and manage design changes.
  • Collaborate closely with site superintendents and project coordinators to review design decisions.
  • Ensure adherence to all company policies and procedures.
  • Promote compliance with standard operating procedures and provide training as necessary.

Qualifications:

  • P. Eng / EIT designation is preferred but not mandatory.
  • Bachelor’s degree in Civil Engineering from an accredited institution.
  • Experience in high-rise residential construction is advantageous.
  • Minimum of 3 years of experience in construction/design roles.
  • Strong practical engineering background.
  • Comprehensive understanding of construction trades and techniques.
  • Proven ability to work collaboratively in a team-oriented environment.
  • Excellent communication, leadership, problem-solving, and interpersonal skills.
  • In-depth knowledge of Building Codes.
  • Ability to effectively communicate with diverse staff levels.
  • Experience in architectural, structural, mechanical, and electrical disciplines related to MURB design and construction.
  • Capacity to build and maintain strong relationships across departments.
  • Self-motivated and proactive.
  • Valid driver's license required.
  • Proficient in Microsoft Office Suite and construction management software.
