Position Overview:

Reporting directly to the VP of Construction, the Project Manager (Pre-construction and Design) will play a crucial role in overseeing the Company's multi-unit residential building (MURB) construction initiatives throughout Ontario. This position entails managing high-rise construction projects from their inception, through the phases of development applications, permitting, and actual construction. Key responsibilities will encompass the formulation of project timelines, leading design choices, evaluating constructability, overseeing consultant design outputs, and managing the design evolution. The role also involves securing building permits, conducting value engineering assessments, managing risks, and aiding in budget preparation. The Project Manager will collaborate with both internal and external construction teams to ensure that project design and execution are carried out safely, efficiently, and in alignment with design integrity, while also working closely with the organization to ensure project feasibility and cost assessments.

Key Responsibilities:

Development

  • Oversee projects from initial land acquisition through to Official Plan Amendments, Zoning By-law Amendments, and Site Plan Control Applications.
  • Engage, manage, and coordinate with architects, engineers, planners, and other consultants to produce the necessary reports and drawing packages for development applications.
  • Conduct thorough reviews of drawing packages and reports, ensuring constructability, regulatory compliance, and alignment with Homestead's standards.
  • Cultivate relationships with key municipal and planning officials, engineering departments, and other stakeholders.
  • Assist in evaluating the development potential of lands in collaboration with the Acquisitions department.
  • Analyze survey reports, maps, drawings, and other relevant data to inform project planning.

Pre-Construction & Design

  • Manage project initiation through conceptual design, design development, and permitting processes.
  • Develop and maintain the design development project schedule.
  • Lead design teams to achieve project milestones and ensure adherence to the design development timeline.
  • Review engineering and architectural plans for constructability, compliance with building codes, and inter-discipline coordination.
  • Ensure that all designs meet Homestead's standards and requirements.
  • Stay informed on current building codes, municipal incentives, and sustainability certifications.
  • Provide conceptual designs for high-rise projects, including massing models, structural layouts, and civil design elements.
  • Conduct value engineering to explore design alternatives that enhance efficiency and reduce costs.
  • Utilize engineering software for accurate take-offs to support budgeting and tender evaluations.
  • Assess risks associated with design, site conditions, and logistics, developing strategies to mitigate these risks for a smooth construction process.
  • Perform cost-benefit analyses and risk assessments to evaluate project viability.

Construction & Design Management

  • Simultaneously manage multiple projects at various stages of construction.
  • Foster relationships with subcontractors, consultants, inspectors, and regulatory authorities.
  • Oversee the submission of shop drawings, safety documentation, and other project-related documentation.
  • Ensure document control through Autodesk Construction Cloud, managing the latest drawings and project documentation.
  • Supervise the shop drawing review process, ensuring proper consultant reviews and internal assessments for constructability.
  • Stay updated on the latest materials and techniques in building envelope and construction.
  • Provide insights and lessons learned from previous projects to inform future endeavors.
  • Lead by example to cultivate a positive workplace culture.
  • Conduct budget reviews and analyses.
  • Recommend material selections and fabrication details.
  • Use engineering software such as Bluebeam Revu and AutoCAD to produce construction drawings.
  • Collaborate closely with site superintendents and project coordinators to review design decisions and manage changes.
  • Ensure compliance with all company and project policies and procedures.
  • Promote adherence to standard operating procedures and actively instruct team members on processes.

Qualifications:

  • P. Eng / EIT completion or enrollment is preferred but not mandatory.
  • Bachelor’s degree in Civil Engineering from an accredited institution.
  • Experience in high-rise residential construction is advantageous.
  • Minimum of 3 years of experience in construction/design roles.
  • Direct experience in construction project management or design for at least 3 years.
  • Strong practical engineering background.
  • Comprehensive understanding of construction trades and techniques.
  • Commitment to teamwork with demonstrated team-building skills.
  • Excellent communication, leadership, problem-solving, and interpersonal abilities.
  • In-depth knowledge of Building Codes.
  • Ability to communicate effectively with diverse staff, including laborers and management.
  • Solid experience in architectural, structural, mechanical, and electrical disciplines related to MURB design and construction.
  • Capacity to build and maintain strong relationships across business units.
  • Self-motivated individual.
  • Valid driver's license required.
  • Proficient in Microsoft Office Suite and construction management software, as well as engineering software like AutoCAD, REVIT, and Bluebeam.
