Position Overview:
Reporting directly to the VP of Construction, you will play a pivotal role in supervising the Company's multi-unit residential building (MURB) construction initiatives throughout Ontario. The Project Manager (Pre-construction and Design) will oversee the execution of high-rise construction projects from their initial stages, through development applications, permitting, and construction phases. Key responsibilities will encompass developing project timelines, leading design discussions, evaluating constructability, managing consultant deliverables, obtaining necessary permits, conducting value engineering assessments, and implementing risk management strategies, while also assisting in budget preparation. The Project Manager will collaborate with both internal and external construction teams to ensure that project design and execution are carried out safely, efficiently, and in alignment with design integrity, while also working closely with the organization to assess project feasibility and cost implications.
Key Responsibilities:
Development
- Oversee projects from initial land assessment through Official Plan Amendments, Zoning By-law Amendments, and Site Plan Control Applications.
- Engage, manage, and coordinate with architects, engineers, planners, and other consultants to compile necessary reports and drawing packages for development applications.
- Conduct thorough reviews of drawing packages and reports, ensuring compliance with regulatory standards and alignment with Homestead's quality benchmarks.
- Cultivate relationships with key municipal and planning stakeholders.
- Assist in evaluating the development potential of properties in collaboration with the Acquisitions team.
- Analyze survey reports, maps, and other relevant data to inform project planning.
Pre-Construction & Design
- Manage project initiation through conceptual design, design development, and permitting processes.
- Develop and maintain the design development project schedule.
- Lead design teams to ensure adherence to project milestones and schedules.
- Review engineering and architectural drawings for compliance with building codes and regulations.
- Ensure that all designs meet Homestead's standards and requirements.
- Stay informed on the latest building codes and sustainability certifications.
- Provide conceptual designs for high-rise projects, including massing models and structural layouts.
- Conduct value engineering to explore design alternatives for efficiency and cost-effectiveness.
- Utilize engineering software for accurate budgeting and cost comparisons.
- Assess risks related to design and site conditions, developing strategies to mitigate these risks.
- Perform cost-benefit analyses and risk assessments to evaluate project viability.
Construction & Design Management
- Manage multiple projects at various stages of construction concurrently.
- Build and maintain relationships with subcontractors, consultants, and regulatory authorities.
- Oversee the submission of shop drawings and safety documentation as required.
- Ensure effective document control through Autodesk Construction Cloud.
- Manage the shop drawing review process to ensure compliance with standards.
- Stay updated on the latest construction materials and techniques.
- Provide insights from past projects to inform future construction practices.
- Foster a positive work environment through leadership and example.
- Conduct budget reviews and analyses.
- Recommend material selections and fabrication details.
- Utilize engineering software to produce construction drawings and manage design changes.
- Collaborate closely with site superintendents and project coordinators.
- Ensure adherence to all company policies and procedures.
- Promote adherence to standard operating procedures.
Qualifications:
- P. Eng / EIT completion or enrollment is preferred but not mandatory.
- Bachelor’s degree in Civil Engineering from an accredited institution.
- Experience in high-rise residential construction is advantageous.
- Minimum of 3 years in Construction/Design roles.
- Direct experience in construction project management or design for at least 3 years.
- Strong practical engineering expertise.
- Comprehensive understanding of construction trades and techniques.
- Proven ability to work collaboratively in a team environment.
- Excellent communication, leadership, and problem-solving skills.
- In-depth knowledge of Building Codes.
- Ability to communicate effectively with diverse staff levels.
- Experience in architectural, structural, mechanical, and electrical disciplines related to MURB design and construction.
- Strong relationship-building skills with various business units.
- Self-motivated and proactive.
- Valid driver's license required.
- Proficient in Microsoft Office Suite and construction management software.
