Director, Sales and Leasing
Reports To:Senior Vice President, Residential
The Director, Sales and Leasing will lead the sales and leasing efforts for all residential developments within the SmartLiving portfolio, including market condominiums, single-family homes, and purpose-built rental units. This role will drive long-term growth and profitability through strategic decision-making at all stages of the sales and leasing process.
The successful candidate will work collaboratively with partners, senior management, and Business Unit Leaders to build, lead, and develop a talented, high-performance team with a "hands-on" and entrepreneurial mindset to deliver innovative, market-driven results in a timely and efficient manner.
Key Responsibilities:
- Manage overall sales and leasing activities, including market research, sales presentations, tracking of sales and leasing trends, advertising campaigns, and marketing promotional events for various multi-family residential projects.
- Lead and manage a team of internal sales and leasing staff, and work collaboratively to execute residential sales and leasing campaigns.
- Grow and maintain an established network of external agents/brokers.
- Work closely with the corporate marketing team to ensure effective and consistent articulation of brand and messaging to various audiences, both public-facing and internal, ensuring alignment of company messaging.
- Drive the marketing and communications strategy for all multi-family projects.
- Understand local real estate markets and remain up to date on pre-construction home sales and market dynamics to inform product design and pricing.
- Provide direction for the design and execution of marketing materials and coordinate the production and delivery of marketing materials to end users.
- Work with internal project teams to advise on project design, including design of the building, amenities, and floorplans to maximize purchase value.
- Conduct research and stay up to date on industry/market trends and innovations which may be implemented to improve the value proposition of the portfolio.
- Generate ideas and strategies for new development projects and internal processes that better enable the organization to achieve its goals.
- Undergraduate degree in business, marketing, communication, real estate, or equivalent.
- Post-graduate degree in marketing or related field would be an asset.
- 5+ years in a professional sales and/or leasing position in an active market (prefer 3+ years of that in real estate).
- A strong, established professional network of agents/brokers in the pre-construction sales industry.
- A passion for developing innovative solutions to solve marketing problems.
- An established track record in leading and managing a diverse and skilled group of professionals and in building high-performance teams, expanding capacity and scaling business for growth.
