POSITION OVERVIEW

The Central Heating Plant Technician is responsible for executing operational tasks within a central heating or combined heating and cooling facility. BGIS provides custodial services to various federal government entities, ensuring that our certified and skilled technicians effectively manage, operate, and maintain diverse registered heating and cooling systems.

PRIMARY DUTIES & RESPONSIBILITIES

  • Operate and monitor plant machinery and systems during scheduled shifts; observe gauges, instruments, and computerized data; initiate and terminate equipment operations manually and via computer; adhere to regulations and standards; inspect operational conditions and report any malfunctions; respond to system alarms; conduct patrols and verify equipment functionality; assist in the procurement of necessary parts and supplies.
  • Conduct regular preventive maintenance, emergency repairs, and overhauls of plant machinery; utilize hand and power tools; diagnose and rectify issues within the plant and distribution systems; maintain and repair equipment; identify needed repair components; provide guidance to tradespersons on troubleshooting; and accompany tradespersons and contractors within the facility.
  • Maintain a shift log; record instrument, gauge, and meter readings; perform calculations related to resource consumption; prepare management reports addressing operational challenges or deficiencies.
  • Execute scheduled performance tests on the diesel electric generator; document test outcomes and unit conditions; perform standardized water quality tests and adjust chemical feed rates accordingly.
  • Investigate safety and security concerns affecting the plant and personnel; prepare incident reports; perform housekeeping tasks and contribute to a collaborative safety environment.
  • The technician is accountable for a variety of heating plant equipment and systems, including but not limited to: diesel electric generators, computer control systems, instruments and gauges, output regulation controls, distribution systems, high-pressure boilers, combustion chambers, firing equipment, water pumps, valves, expansion joints, fans, hand and power tools, and water samples.
  • Responsibilities include maintaining a shift log detailing operational conditions and any factors impacting plant safety and security.
  • The technician is required to conduct inspections, document observations, and ensure compliance with regulations, operational procedures, and health and safety standards.
  • The technician communicates operational issues, deficiencies, or changes to colleagues, clients, and supervisors; relays instructions received from supervisors or colleagues regarding inspections and repairs.
  • Troubleshoot mechanical equipment issues; apply creativity to develop solutions for mechanical failures, preventing damage to the plant and equipment, minimizing operational costs, and ensuring uninterrupted service delivery.
  • Provide recommendations for the procurement of parts and supplies.

REQUIRED KNOWLEDGE & SKILLS

  • Extensive knowledge of heating and cooling plant operations and systems, including familiarity with the characteristics of boilers, chillers, generators, combustion chambers, firing equipment, water pumps, valves, expansion joints, fans, distribution systems, and auxiliary equipment, including computer systems.
  • Proficiency in testing methods for mechanical equipment and water samples to ensure reliability and adjust chemical concentrations.
  • Understanding of administrative practices for preparing work orders, compiling operational data for reports, and writing recommendations.
  • General knowledge of federal and provincial regulations concerning environmental standards and occupational health and safety.
  • Skills to operate large oil and gas-fired boilers and generators, adjust output controls, perform preventive maintenance, and occasionally replace parts.
  • Strong analytical and problem-solving abilities for troubleshooting activities.
  • Proficiency in various computer software applications.
  • Skills in conducting standardized tests for determining chemical concentrations in water.
  • Manual dexterity for repairing and overhauling plant and distribution systems equipment.
  • Competence in using a variety of hand and power tools.
  • Effective written communication skills for maintaining shift logs and preparing reports, as well as verbal communication skills for discussing mechanical issues with colleagues.

Certifications and Professional Qualifications

  • Certification as a Stationary Engineman (MMF class 4) is required.
